And when I say “everything included,” I mean the home was truly move-in ready: window coverings, refrigerator, washer & dryer, and ENERGY STAR® appliances were all included with their new construction home. 🔑

One of the advantages of exploring new construction is knowing where the opportunities are and what may be available beyond the base price. Builder incentives, included features, inventory, financing opportunities and homesite premiums can vary significantly from community to community.

Solar in California: NEM 2.0 vs NEM 3.0 and why having a battery matters ☀️🔋 Our PG&E bill topped $500 one summer, so here’s what every homeowner should know 👇

What is NEM?
NEM (Net Energy Metering) is how PG&E credits you for the extra solar power your panels send back to the grid.

What’s the difference between NEM 2.0 and NEM 3.0?
• NEM 2.0: Homes that went solar before April 2023 get about 30¢ per kWh and are grandfathered for 20 years.
• NEM 3.0: The current program for new solar. Credits dropped to about 5–8¢ per kWh, while PG&E charges over 40¢ on average.

Does solar come with a battery?
Not always. Without one, your extra daytime solar goes to the grid for pennies, and you buy power back in the evening at peak rates (typically 4–9pm).

How does a battery help with NEM 3.0?
It stores your daytime solar so you can use it in the evening. Every kWh you keep saves around 40¢, compared to earning 5–8¢ by sending it to the grid. That’s about 5x more value!
