Buyers seem to be catching a break in a shift in their favor of home prices. This is good news for those buying and while sellers may initially bristle at it, it does not mean it is a bad thing for them either. It is more a continuation of the rebalancing of the real estate market. With more homes on the market the buyers have more options. All the more reason a seller needs to price their home appropriately as they compete against the other homes available.

As a seller, should you help pay a buyer's closing costs? Closing costs are a heavy burden to many homebuyers. In today's world of affordability it may mean a successful completion of a deal. As a seller, one needs to consider this because this is not 5 years ago when a seller could dictate terms. It is not about beating them out or winning but rather it is about working together to everyone's satisfaction. A "win-win" mentality. Know your own situation but also look at it from the other side as well so a successful deal can be worked out. Understand and adapt!

Inflation...the word everyone hopes stays out of the news, but it is a reality. It is not where the Fed wants it. So when inflation is high, the Fed tends to keep the Federal Funds Rate elevated or even raise it to try to taper spending and cool inflation back down. While not a point for point relationship, the Fed rate does have impact on mortgage rates in the long run. There is a 50/50 chance the Fed raises the rate before the end of the year which will keep mortgage rates around where they are presently. So strategy means even more when looking to buy a house. Ask lenders about options and programs that will help in these times.

To buy or not to buy, that is the question. In recent months there has been a lot of volatility due to uncertainty with global issues and inflation. It has made people pause to consider making a move. A positive to notice is that wages are outpacing home price increases. That certainly helps. Bottom line is, how long are you willing to put your life on hold and wait? The answer to that is different for each one. If you are able then don't wait. Find your place and move forward. Life continues to move.

Less is more as some say. Well it appears there is a trend of the square footage of homes getting smaller since 2014. Affordability is a key factor as builders are building what sells. Plus there are other options that are growing in popularity, like condo ownership. It is interesting to consider. Plus I have read thoughts on smaller being more beneficial to the family.

Mortgage rates rose again by end of last week. Mainly due to the conflict going on in Iran and the jobs report wherein more people got jobs (and the market does not like that and the Fed won't cut rates when it happens). Let's keep our eye on the ball. Pray these global factors resolve soon.
