Walking through HOMEARAMA 2026, I loved seeing so many warm, inviting design elements throughout the homes. One of my favorite features was all of the natural light paired with soaring ceilings—it made the spaces feel so open, bright, and welcoming.

I also loved seeing the return of rich, wood-toned cabinetry. It adds so much warmth and character, especially when paired with today’s open-concept floor plans and beautiful, elevated finishes.

And of course, the finished lower levels did not disappoint! From theater areas to incredible entertaining spaces, these homes really showed how a lower level can become an extension of your everyday living space.

So many beautiful ideas and so much inspiration! 🏡✨

Now I’m heading home with a whole list of “ideas” for our house… Scott is going to LOVE me! 😂🔨🏡

Rainy Day House Checks ☔️🏡

After a heavy rain or storm, it’s a great time to take a quick look around your home. Sometimes the best way to spot a potential problem is to see how your property handles the water while it’s actually raining or immediately afterward.

A few things I always recommend homeowners check:

☔️ Sump pump – Make sure it’s running properly and keeping up with the water.

🔋 Battery backup – Storms and power outages often go hand in hand. Test your backup system and make sure the battery is still in good condition.

🏠 Gutters & downspouts –
Look for overflowing gutters, clogs or leaks. Make sure downspouts are carrying water away from your foundation, not dumping it right next to the house.

🌧️ Property grading & drainage – Walk around your property and look for standing water. The ground should slope away from your foundation whenever possible.

💧 Basement & foundation – Check for damp spots, water seepage, unusual odors or new cracks. Catching moisture early can save you from a much bigger repair later.

🪟 Windows & doors – Look around frames for signs of leaking or water intrusion, especially during wind-driven rain.

🌳 Trees & landscaping – Check for damaged or leaning branches and make sure landscaping isn’t preventing water from draining properly.

🏡 Roof & exterior – Once the storm has passed, take a look from the ground for missing shingles, loose siding or anything else that looks out of place.

A little preventative maintenance can go a long way! Stormy days are actually one of the best times to learn how well your home is handling heavy rain and identify the areas that may need a little attention before the next storm rolls through.

Your home is one of your biggest investments. Taking care of the little things now can help prevent some very expensive surprises later! 🏡

🚌 BACK TO SCHOOL🚸

Schools are starting back, which means our mornings and afternoons are about to get a whole lot busier! School buses are back on the roads, kids are walking and biking to school, and parents are navigating those busy drop-off and pick-up lines.

It’s a great time for all of us to refresh the rules of the road and remember that a little extra patience and attention can go a long way in keeping everyone safe.

One of the biggest mistakes I see sellers make happens before the home ever hits the market **pricing it based on how high they think they can go instead of how buyers will see the home.**

Buyers don’t look at your home in a bubble. They’re comparing it to every other home they’ve seen in that price range; the updates, condition, location, lot, finishes and overall value.

That’s why the first few days on the market matter so much. Price it right, and you can create excitement, strong activity and even competition. Price it too high, and you may find yourself chasing the market with price reductions later.

Pricing isn’t about picking a number and hoping a buyer agrees. It’s about understanding the market, the competition and how buyers are going to react.

**The right price is part of the strategy and strategy matters when you’re selling one of your biggest investments.**
