Most sellers think pricing high gives them “room to negotiate.”
In reality, it usually gives buyers a reason to scroll past your home. 👀

Here’s the formula I use with my clients:

1️⃣ Study the homes that ACTUALLY sold
Not the active listings. Not the wish prices. SOLD homes.
I look at recent closings, price per square foot, days on market, and how close homes sold to their original list price.
That tells us what buyers were truly willing to pay.

2️⃣ Pay attention to the homes sitting too long
If a home has been sitting for 60+ days, the market already gave feedback.
Usually, the issue isn’t the house — it’s the price.
Buyers move quickly when something is positioned correctly.

3️⃣ Price strategically, not emotionally
The sweet spot is pricing where buyers feel urgency and value.
That’s what creates showings, competition, and strong offers before a price reduction is ever needed.

400000(1.02)^2 \approx 416,320
