FIRST IMPRESSIONS ARE EVERYTHING IN SO MANY THINGS IN LIFE, and that includes listing and selling your home and/or property. When you meet with a professional realtor, along with running comps, they should walk with you inside and outside your home and property and give you a list of what needs to be done in order to get your home ready to go active on the market. Things like decluttering, professional home & window cleaning, power washing home/gutters/concrete/decks/fencing, trimming or removing dead trees, removing/hauling off junk laying around property, yard service, removing dog/cat odor, and cigarette smoke odor will KILL a deal before it starts.  Most professional experienced realtors have a list of people who can help you get the job done.  I’ve been known to serve as contractor, cleaner, yard person, power washer, stager, animal foster, WHATEVER it takes to get the job done and the client happy with my customer service! You always have the option to sell “AS IS” or you can put in the work and $$ to get it “HOME & GARDEN READY” for the very best possible sales price the market will allow! As with anything, giving it your EVERYTHING will net you more in the end. If you don’t have a realtor telling you this, then they haven’t been a professional realtor in the business long enough to know better.  I typically spend hours and have several appointments with a homeowner before their house is ready for PROFESSIONAL PHOTOS! Yep, that’s right! A PROFESSIONAL REALTOR doesn’t just show up, get a listing agreement signed with whatever price you throw out there, take a few pics with their cell phone, stick up a sign and then wave bye! (I’ve seen those photos🤦♀️🤦♀️🤦♀️).  Typically, if it’s a large acreage property, because there is more maintenance required, there is more to be done to get it ready for professional photos and marketing! There should be follow up with feedback after every showing. This, and so much more, allows for a successful relationship between everyone involved AND helps your home to sell at top dollar.
