🏡 First-Time Home Buyer Q&A with Chet Coupe, Realtor
Thinking about buying your first home? 🎉 It’s such an exciting milestone! I specialize in helping first-time homebuyers, and I’d love to help you make your dream a reality.

I’m here to guide you through the process and make it as clear and stress-free as possible. To get started, here are answers to some of the most common questions I hear from first-time buyers:

1️⃣ “How do I know if I’m ready to buy a home?”

If you have steady income, manageable debt, and some savings for a down payment, you may be ready! A good rule of thumb is being able to afford a mortgage payment (plus taxes and insurance) similar to what you comfortably pay in rent. I can help connect you with a lender to get a clear picture of your readiness.

2️⃣ “How much money do I need for a down payment?”

You don’t always need 20%! Many first-time buyers qualify for programs with as little as 3–5% down, and some even zero-down options exist depending on your location and situation (like VA or USDA loans). I can help you explore what’s available for you.

3️⃣ “What’s the first step in buying a home?”

The very first step is getting pre-approved for a mortgage. This not only gives you a clear idea of the price range you can afford but also shows sellers that you’re a serious buyer. In fact, a pre-approval is now required when submitting an offer on a home. As both a licensed real estate agent and a licensed loan originator, I’ve helped many buyers who didn’t think they’d qualify for a mortgage get approved — and I’d love to do the same for you!

4️⃣ “How long does the home-buying process take?”

From offer to closing, it typically takes 30–45 days — but the timeline can vary. I’ll keep you informed every step of the way so there are no surprises.

5️⃣ “What costs should I expect besides the down payment?”

Expect closing costs (usually 2–5% of the home’s price), inspection and appraisal fees, and sometimes moving costs. Don’t worry — I’ll walk you through all of these upfront so you can budget confidently.

6️⃣ “Can I buy a home with student loans or other debt?”

Yes! Many first-time buyers still have student loans. Lenders look at your debt-to-income ratio to see if you can comfortably handle a mortgage. I can go over all of your finances with you and show you how much you would qualify for.

7️⃣ “Do I need a real estate agent to buy my first home?”

Absolutely — and here’s the best part: the seller usually pays the agent’s commission, not the buyer. Having an agent on your side means expert negotiation, guidance through inspections, and protection during every step of the process.

8️⃣ “What if I find a home online that I like?”

Send it to me! I’ll research the property, check for red flags, and schedule a private showing. Online listings can be outdated or misleading — I’ll help you get the full picture before you make any decisions.

9️⃣ “Should I buy a home now or wait for the market to change?”

The “right time” to buy is when you’re personally ready — financially and emotionally. That said, owning a home has been a great wealth-building tool in our area. 📈
In fact, the average homeowner here has gained over $150,000 in equity in the last 5 years — that’s about $30,000 per year in value growth! Waiting could mean missing out on that kind of opportunity to build your own equity instead of paying your landlord’s mortgage.
