Check out this beautiful outdoor living space!
This customer had an existing paver patio that was installed a few year ago and wanted to enclose the space.

We added a 16x36 roof structure.
As always we installed the zip system for our sheathing.
All the columns and trim are wrapped in maintenance free azek composite trim boards.
We installed the framework and backer for the outdoor kitchen space, to house a large stainless sink, bbq guys dual burner stainless cooktop, stainless grill and stainless door kits. We then wrapped everything in stone veneer, capped the columns in Pa blue stone and added black leathered countertops.

There’s an abundance of lighting so you can keep the party going after the sun goes down, and the 10’ wide ceiling fan keeps the air moving on even the hottest days.

We have had a lot of calls about burst frozen pipes and sagging or drooping drywall.

Here are a few tips on what to do when you think you may have a frozen or burst pipes

FIRST, locate you main water shut off valve, there is typically 1 on each side of the water meter. Make sure they are off.

SECOND, if a pipe burst, try to clean up the water by using a shop vac or a mop. Towels may clean up a small amount of water but are not very useful for large amounts.

THIRD, call and ask for advice.

Sometimes you want to call your general contractor or plumber or maybe even your home owners representative and ask for honest advice

Mitigation is the first part,

Get that area cleaned up and dried out.

If a plumber comes out, they will typically cut out the drywall or wall board to find the broken pipe, then the will fix the break.

Most plumbers are not repairing drywall or painting or replacing floors or kitchen cabinets etc..

Many times a good general contractor like Anderson Property Services LLC can handle your claim and be an advocate for you to your insurance company.

Public adjusters often take a portion of the claim and after the insurance pays out, you as a home owner maybe left with a bill that’s more then you received after the public adjuster got their portion.

Feel free to reach out for honest knowledgeable advice

Here are a couple of tips for when your cutting in or wiring a new electric panel,
Seeing all the videos of super neat panels with matching radiuses always make me appreciate the attention to detail some tradesman have. It starts by linstslling your wires through the romex connectors and then separating your grounds. To make all your wire ends the same length, start by making your 90 degree bend first, and then push the 90 against the side of the panel, then put your linesman pliers against the panel and cut your wire.

All your ends will be very close to the same length and that puts the bends all in the same plane.

Also if you’re working on a live panel, make sure to fill every space with a breaker, that way the buss bar is covered and helps avoid accidental contact with the bar.
Land one breaker at a time. Before putting the cover back on, remove the unused breakers.

While it’s nice to have a clean driveway during storms, if the forecast calls for freezing rain or sleet, make sure you leave a little snow on the driveway before the sleet is expected.
Cleaning sleet, freezing rain, and ice off your driveway is a lot more difficult when there isn’t any snow under it.
If you let the sleet sit on top of 2-3” of snow it’s a lot easier to remove it,
Remember sleet and ice is very heavy, so removing 12” of snow with 2” of ice ontop of it is very difficult and very heavy!

APS PSA #2 of the day
SPACE HEATERS!!

Space heaters should NOT be plugged into extension cords!

Space heaters SHOULD be plugged directly into a proper size wall outlet!

Space heaters SHOULD NOT be close to fabric like furniture, curtains, drapes, blankets, towels, gloves, scarfs, snow pants etc!

Be safe out there

UPDATE! This also includes dryer vents for gas or propane clothes dryers

Back during COVID-19. We used to post occasional PUBLIC SERVICE ANNOUNCEMENTS

Here is the first one of the storm!

Make sure your heater/ furnace/ boiler intake and exhaust vents are clear of snow.

The unit draws in air from outside to burn in the furnace and then exhausts it outside.
If your heater shuts off it’s likely because the air intake is blocked.

If your carbon monoxide detector is going off it could be from a blocked furnace flu!

ALSO if you have a firehydrant or handicap ramp near your property, please take the time to shovel them out!
In the case of a fire, saving the fire department time to locate one could make the difference in saving someone’s life!

BE CAREFUL OUT THERE!
