Debbie Reed Realtor at Phelps Real Estate Group INC As a long time resident of Montrose, I have been involved at many levels-bank teller, bank officer, Reserve Police Officer, and Realtor.

My goal is to help you achieve your goals and dreams in our beautiful area! I am a long time transplant to the Montrose, CO area and have never regretted the move. Being a real estate agent in the town of Montrose, Colorado is exactly what I want to be doing. Helping people buy and sell homes here is fulfilling work for me. I love the hunt for that perfect new home for the first time home buyer, f

inding an upgrade for a growing family, a nice place with a few acres to settle down for a retired couple, and the excitement working alongside each person I meet. Best of all, those smiles at the closing table are exactly why I sell real estate! I’m “kind of a fan” of Montrose.

I have subscribed to "Country Living" magazine for years and love it! They have a section that advertises homes across the country. Some of the older ones ( Revolutionary War, Civil War or early 1900's for instance) usually need some work. They have now put a code after the write up of each home that just cracks me up!
1 hammer- move-in ready.
2 hammers- needs minor updates.
3 hammers- invest in a decent drill.
4 hammers- put that contractor on speed dial!!

Do you remember the avocado green and harvest gold appliances from the 60's and 70's? What about the copper-colored appliances from the 60's through the 80's? In the 1950's, some other colors like a persimmony-orange , teal, and bright pink surfaced!
However... did you know that when electric appliances began to appear in the early 1900's, white was the color of choice. After these many years of black and stainless steel, classic white is back ! The range tops are usually black with stainless steel trim, white bodies and raised stainless legs. The look is really sharp! I've seen pictures of a white kitchen with a non-matching white stove ( not all whites are the same! )and it looked great. Fresh, clean and a warmer look! Do a little internet searching and check it out!

How is that family organization stuff going with ZOOM meetings and in person work, school in person and virtual classes, vet and pediatrician appointments ( 4 legs go to vet, 2 legs go to pediatrician!) and hitting the grocery store when you notice family members keeling over from hunger or getting a tan from standing in front of the refrigerator light, gazing into an empty refrigerator? Just peachy, right?
I have not personally used this app, but I saw an add for a free, family organizer app called COZI. It is a shared, color-coded calendar so everyone sees everything. It sends out reminders, shares the grocery list, chores, etc. Might be worth a try!
Let's keep on making sure your house is a HOME!

When a house becomes your HOME, there are things that need to be done to keep it maintained. One of them is cleaning the dishwasher filter. A friend once posted a picture of the dishwasher filter in a rental they had just moved into. Obviously , the previous folks had NEVER, EVER rinsed the dishes before putting them in the dishwasher. Not to be crude, (ok, maybe just a little!),it was enough to gag a maggot!
So, how to clean the filter: look under the bottom dish rack. Some models have two removable parts, a cylinder and a flat mesh screen. Check your owner's manual if it even still exists! Either lift up the screen and/or twist to remove the cylinder. I would wear gloves ( in case you discover you are in "disgusting" mode) and then scrub with an old toothbrush, some dish soap and hot water.
It's a dirty job, but someone's got to do it! And then order takeout- you deserve it!

I am not good with…
…the dreaded New Year’s Resolutions. Give up chocolate?? Are you crazy?? Within a week it is panic city and the dogs are running and hiding! What I have decided I can handle, however, are “do overs”. Every day is another chance to get things right, either with yourself or with others. To not be unnecessarily snippy with words, to smile a lot, to laugh, to ask what you can do to help, to correct a child or teenager with calm words or actions, even if you feel like ripping someone’s hair out…including your own! To look at a situation in which you feel you have failed, and quit beating yourself up. That is what a “do over” is for- to learn and do better the next time. And the most important “do over” is to say, “I’m sorry” . Maybe not so hard. After all, I’ve got a whole year to work on it!
HAPPY NEW YEAR!

In this wondrous season…

“… promise yourself to be so strong that nothing can disturb your peace of mind. To talk health, happiness and prosperity to every person you meet. To make all your friends feel that there is something in them… to think only of the best, to work only for the best and to expect only the best…to wear a cheerful countenance at all times and give every living creature you meet a smile. To give so much time to the improvement of yourself that you have no time to criticize others. To be too large for worry and too noble for anger…”
- Christian D. Larson

In these very different times, be kind above all else. When giving the gifts of kindness and love, you too, shall receive.

As you know, I like to write about the things that make a house and its people...a HOME.
So... this is the time of year a lot of folks are getting the family pictures done. I recently read an article about how to get the best results. First, you have to pick a color theme. It doesn't have to be one color, more like a color tone selection and then weave everyone and their clothes choice into that. The article also suggested staying away from a lot of fussy prints because the human eye is drawn to that and the rest of the photo effect is lost.
Sounds easy, right? Nope, not even close! There will always be the child, usually about toddler age or a little older , who wants to wear the super hero t-shirt and a pair of pants that in no way color coordinates. You can see the little tears start as you are losing patience, because this has become like a military standoff. This is where you have to ask yourself the honest question- is perfection more important than making a family memory? Personally, I think years from now, looking at that picture of the smiling child you dearly love, in the t-shirt that they dearly love, is worth a whole lot more!

A home where a child reads is a home rich in one of the things in life that truly matters.
In 1995, Dolly Parton started Imagination Library to encourage reading in children in her home county in Tennessee.. To date, more than 1 million children in the U. S. and 4 other countries have participated, and more than 141 million books have been mailed out to children. Children in the program receive a book once a month from the time they are born until they start school. To learn more or to sign up a child, visit imaginationlibrary.com.

"Home" has different meanings to different people. A cozy corner or a comforting lap, and someone reading a book to a small person may be one of the best! ❤️

Part of buying a home…
… is CREATING a home, therefore, the popularity of DIY projects. One of my favorite magazines had an article that gave “level of difficulty” codes for several different projects. One pair of scissors indicate “you’ve so got this! Two scissors indicate “requires moderate crafting cred”. Three scissors indicate “you have a sewing machine, right?” And four scissors indicate “not for the faint of heart”!
Pretty sure I got left back at one pair of scissors…
