Eddie helped an out-of-state buyer find 83 acres of rural land in Clay County, AL. He currently lives in a big city and was searching for hunting land with agricultural and homesite potential. Privacy was key, but the property also needed to be close to town for necessities and have enough space to fence and farm.

Eddie found a property with power at the street and bordering the Talladega National Forest. It was 25 minutes to the local Publix and about an hour to the Birmingham area. He previewed and mapped it before the buyer visited to ensure it met all his goals.

Once the buyer decided to make an offer, Eddie helped him successfully negotiate a contract, then close the transaction, providing a smooth and stress-free process.

After working with land and timber for most of my life, LiDAR (Light Detection and Ranging) is a useful tool when I’m helping clients understand a piece of property—whether they’re buying or selling.

LiDAR uses laser data to strip away vegetation and show the actual shape of the land beneath the trees. Even on heavily wooded tracts, it gives a clear picture of slopes, benches, subtle ridgelines, drainages, and natural flat areas that are easy to miss on foot.

Over the years, I’ve used LiDAR maps to identify old roadbeds, field terraces installed during the Depression and historic rock fence lines from the 1800’s. These features often tell an important story about how the land has been used—and how it can be used again.

How I Use LiDAR for Buyers:
•When I’m working with buyers, LiDAR helps before money is spent:
• Where a house, cabin, or shop could realistically sit
• The best route for a driveway or internal road, often following preexisting roads.
• Areas that will be costly to access because of steep terrain
• Natural drainage patterns that affect building and long-term maintenance

Seeing this information upfront helps buyers avoid surprises and make informed decisions. I’m often asked, “Where can I install additional game plots?”. With LiDAR, I can put my finger directly on the spots.

How I Use LiDAR for Sellers:
For sellers, LiDAR helps me explain the land in a way photos alone never can—especially on timbered property. Many tracts have excellent building sites, gentle interior terrain, or usable road systems that aren’t obvious during a quick showing.

I use LiDAR maps to add value by:
• Clearly showing buildable areas
•Highlighting usable topography
•Showing access and future potential

LiDAR doesn’t replace walking the land—it just adds to it. Combined with my background as a forester and decades spent reading topography maps, it helps remove guesswork and brings clarity to what can otherwise feel uncertain.

My Story

Eddie Stone is an accomplished agent for Great Southern Land specializing in buying and selling land. An Alabama resident, Eddie has used his extensive knowledge to work and sell land in 12 counties surrounding the Birmingham Metro area. Eddie obtained a Master's Degree in Forest Business from Mississippi State University. For the next 20 years, he worked as a Registered Forester in the large corporate sector in both the procurement and land management arenas where he became an expert in land management, maximizing the biological growth of timber, determining the value of a timber tract, and maximizing its value for the landowner. In 1999, Eddie created Forever Green, Inc.; a consultant forestry business that quickly became a leader in the local timber business. He went on to obtain a real estate license & joining Great Southern Land as an Alabama land agent to further serve his clients' needs and provide full-scale, exceptional service. Eddie is also a Contractual Conservation Planner for the Georgia Alabama Land Trust. He prepares Conservation Easement Baseline Documentation Reports which includes technical writing, field inspections, GPS documentation, and GIS map preparation. Eddie's forestry expertise, coupled with being a REALTOR, has made him uniquely qualified to help clients navigate all aspects of buying and selling land.
