☕ Coffee confession: My favorite coffee order isn’t really an order at all. I’m usually happiest drinking hot coffee with plenty of creamer right at home. 😂

But Oklahoma has so many wonderful locally owned coffee shops, and I love visiting one when I get the chance. I’ve been to Harvey Bakery & Kitchen, and it’s definitely worth a visit, not just for the coffee and sweet treats, but for the entire experience!

Supporting local businesses matters because every purchase helps support a real person, a local family and the community we all call home. These businesses give our neighborhoods their personality and make Oklahoma feel a little more connected. ❤️

One of the biggest surprises for first-time buyers is how many smaller expenses can pop up before, and right after closing.

Don’t forget to plan for:

📋 Appraisal and closing costs
🚚 Moving expenses
🔐 New locks or security updates
💡 Utility deposits and connection fees
🛠️ Immediate repairs or maintenance
🏘️ HOA dues, if applicable
🌿 The little things blinds, lawn equipment, appliances and more

Not every buyer will have every expense, and some closing costs may even be negotiable. The key is knowing what to expect before you fall in love with a home.

🍂 FALL MARKET UPDATE: What do today’s trends mean for Moore buyers and sellers?

The latest published data shows Moore homes selling for a median price of $238,370—up 3.6% from last year—with a median of 18 days on the market.

Mortgage rates are holding fairly steady, with the national average 30-year fixed rate at 6.66% as of August 27.

For buyers, preparation matters. Strong homes can still move quickly, but there may be room to negotiate when a property has been sitting longer.

For sellers, pricing and presentation matter from day one. Buyers are paying attention, but they’re also being selective.

The bottom line? There are opportunities on both sides, but the best strategy depends on your specific price range, neighborhood and goals.

✨ AUGUST RECAP ✨

After taking a two-month break because life got very “lifey,” I’m officially stepping back into my real estate career.

My win: choosing to begin again.
