🏠 The home inspection is scheduled… but are you inspecting everything you should be?

When buying a home, a general home inspection is an important part of your due diligence — but depending on the property, there may be additional inspections or evaluations worth considering.

Think beyond the basics:

🔍 Sewer line scope
🔍 Radon testing
🔍 Termite/WDI inspection
🔍 Underground oil tank sweep
🔍 Mold & moisture evaluation
🔍 Septic inspection
🔍 Well & water testing
🔍 Chimney/fireplace evaluation
🔍 Pool inspection
🔍 Structural or other specialized evaluations when concerns arise

And here’s one that often surprises buyers: radon.

Radon is colorless, odorless and tasteless. According to the EPA, nearly 1 in 15 U.S. homes has a radon level at or above the point where action is recommended. It’s also the leading cause of lung cancer among nonsmokers.

And your ZIP code doesn’t tell you what’s happening inside a particular house. Testing does.

Not every home needs every inspection. The goal is to look at the property you’re buying, understand its systems and features, and decide which inspections make sense during your due-diligence period.

Because sometimes the most important things to investigate are the things you can’t see during a showing.
