At first glance, Davidson's market looks like it's cooling.

Over the three months ending in May 2026, the median sale price was $685,000, down 2.2% year over year, while homes took a median of 63 days to sell, compared with 48 the year before.

But here's the number worth watching: price per square foot rose 5.1% to $317.

Why?

Part of the answer is supply. Davidson has spent decades intentionally managing where and how development happens. Its planning structure protects the town's village-centered character while limiting how easily new inventory can expand in many areas.

So while buyers may have a little more time and negotiating room, that doesn't necessarily translate into a fundamentally less expensive Davidson.

Sometimes understanding the market means looking beyond the headline price.
