⭐ A title search - regardless of the scope in terms of time and the chain of title - is still limited to what is discoverable in the public records, the register of deeds, judgment indexes, and filings in the court or clerks office.

⭐ Certain pieces of information, like loan balances and whether payments are up to date, are too private to be found in a search and usually need to come from a lender or bank upon request from a closing attorney.

⭐ At most, you might see things like foreclosure filings or Substitutions of Trustee that might indicate payments are in arrears but that of course will give rise to even bigger concerns.
