Why do the move-in-ready ones under $400,000 always seem to be gone by the time you call?

It is not bad luck and it is not that you are slow. It is what the price band is made of.

Most of what lists under $400,000 in this market needs something — a roof with years on it, a
kitchen from two owners ago, carpet you are replacing before you unpack. Buyers at this number
are usually choosing which project they are willing to take on.

So when one comes up that needs nothing, it is not competing with the other homes in its price
band. It is competing with nothing, because everyone looking in that band sees the same gap at
the same moment.

That is why these trade on the first weekend, and why the ones that sit are almost always the
ones with a project attached.

Walking a 2017 build this weekend? Five things to check before the kitchen talks you into it.

**1. Ask the age of the roof, the HVAC and the water heater separately.** On a 2017 build they
are usually all original — which is good news, but it also means they will come due together.
Write the year down.

**2. Stand where the kitchen meets the living room.** Open-plan is easy to photograph and hard
to live in if the sightlines are wrong. Can someone at the counter actually see the fireplace
and the table, or does a wall cut it?

**3. Find the laundry.** Upstairs with the bedrooms or downstairs off the garage changes your
week more than almost any finish will.

**4. Read the HOA number and then ask what it covers.** A low number is only a good number once
you know what is inside it.

**5. Walk the lot line to the back.** Level or graded? What is behind it — a tree line, or the
next house's windows?
