Builder says: "We'll cut $15K off the price OR buy down your rate with a 2-1 buydown."

Which one actually saves you more?

Trick question- it depends on how long you plan to keep the home.

🏠 Price cut = lower loan amount, permanent savings, lower interest paid over the life of the loan.
📉 Rate buydown = lower payment now, but you're still borrowing the full price. Temporary buydowns expire (usually year 3).

Short-term hold → buydown often wins.
Long-term hold → the price cut usually does.

I run this math for buyers all the time- it takes about 10 minutes and changes what "the better deal" actually means for you.
