Foreclosure?? Don't Panic!!
Here's a rant about Minnesota’s foreclosure process and something a lot of homeowners don’t realize: a sheriff’s sale doesn’t necessarily mean it’s over.
There may still be a redemption period where you have options. Sometimes we can sell the home and protect some of the equity you’ve built, and in the right situation, there may even be a path to redeem and keep the house.
The worst thing you can do is assume it’s already too late. Know the process. Know your timeline. Know your options.

🏡 JUST CLOSED!
This one was over a year in the making!
After a house fire, an investment firm picked up the property and called me looking for ideas on how to turn it back into something marketable. The house came down, but we kept the power, well and septic in place, giving the new owner a huge head start.
Fast forward a year, a few meetings, an excavation, and a whole lot of debris removed, and we officially closed! The new buyers now have a great piece of land, existing improvements, and the perfect place to start building their new home.
Not every real estate transaction starts with a house. Sometimes the job is figuring out what a property can become and paving the road to get it there.

🏡HUGE Congratulations to Blaise on his first home!
This one was a bit tricky, lost in a few multiple offers, finally locked a good one in, THEN -- a month of paperwork, filings, requests, hurdles, and plenty of moving pieces behind the scenes.
Being proactive, staying on top of every piece, and catching problems before they get out of hand is what gets people to the closing table.
Barbara Miller at Guaranteed Rate NMLS 329237, GR NMLS 2611 for the win on this one—she did a LOT of the heavy lifting on this one. And of course, Lori Bjork Helms at Results Title for getting us closed!
In the end, we got Blaise to the table and found him an awesome spot to call his first home.

I’ve watched Donnie over the years go from, let’s just say, a bit of a hooligan 😂 to an amazing dad and husband. Getting to watch that growth and then help him and Bailey become first-time homeowners made this one pretty cool.

Today on Adventures in Real Estate…

Sometimes you have to be uber professional. And sometimes there’s a wall-length mirror before an open house and you have absolutely no choice but to send the homeowners videos of yourself taking the “elevator” down, walking down imaginary stairs, and canoeing through the living room.
Even better when the homeowners start taking requests.
“Do the elevator.”
“Now the canoe.”

Say no more. 🛶

Real estate is serious business… right up until it’s time to canoe past the mirror. 🤣🤣

Another unedited rant from the truck...
If you think real estate starts with opening a lockbox, you're starting at the end.
The house is always, ALWAYS the last thing.
For a buyer, we pave the road first—credit, debt-to-income, collections, liens, financing and getting them into the strongest position possible. THEN we go look at houses.
For a seller, we pave the road first—marketable title, estates, divorces, liens, ownership issues, joint tenancy vs. tenants in common, and whatever else could stop that property from transferring cleanly. THEN we list the house.
Of course, both lists could go on and on.
Opening the lockbox is the easy part.
Representation is everything that happens before you ever need the key.

Everybody in real estate talks about where they started.
“I started at this brokerage.”
“I got my license here.”
“This is where I began my career.”
BLAH BLAH BLAH
But when I think about where I started, I think about Denny and Joan Brink.
When I got into this business, I saw a need for something different. People were tired of the suit. Tired of the door salesman. Tired of the sales pitches and, as we all know, tired of the bu****it.
I wanted to prove there was another way to do this—representation without the sales act.
Denny and Joan were the first ones who trusted me enough to let me prove it.
Their home had already been botched by another agent, and somehow these two decided to hand it to the brand-new guy and say, “Go to work.”

So I did.

Their trust gave me an opportunity to build something from scratch. Not just a real estate career, but the way I wanted to do real estate in the first place.
