Labor Day doesn't end summer on the Crystal Coast. It ends crowded summer.

The water is still warm, the beaches are quieter, restaurants are easier to get into, and finding a parking space no longer feels like a competitive sport.

Around here, we call it local summer.

What do an oyster-shell causeway, £400 and a boat, and a bridge across Core Sound have in common?

They're all part of the story of Harkers Island.

For generations, the water that separated the island from the mainland shaped how people lived, worked, and built their community. Eventually, the bridge changed the journey—but it didn't erase the island's history or identity.

I've spent a good bit of time digging into this one, and I'm excited to finally share it.

False fall is one of the most convincing lies North Carolina tells.

One cool morning, everyone pulls out a hoodie and starts acting like summer is over. Then the afternoon hits 87 degrees, the humidity returns, and we remember the Crystal Coast isn't Stars Hallow.

The part of real estate they don’t prepare you for: arriving early to an empty house and realizing there is absolutely nowhere to sit.

So here I am, waiting for my clients and appreciating the home’s seating options.

There were a few things happening around the Crystal Coast last week that I feel like we need to discuss.

One involved something I apparently say without realizing it.

One had people looking up at the sky.

One raises a pretty interesting question that I’m genuinely curious to hear your thoughts on.

For everybody worried about Beaufort becoming Topsail… I have a historical complication for you. 😂

Beaufort Inlet was once called Topsail Inlet.

Apparently, we’ve already tried that.

Fort Macon had an erosion problem. The Army sent an engineer.

His name was Robert E. Lee.

This was in 1840, more than twenty years before his Confederate command. His work here focused on keeping the ocean from taking another fort at Beaufort Inlet.

One of the less familiar chapters in a very familiar place.

Before Fort Macon, there was Fort Hampton.

For a while, it did what a fort was supposed to do: help keep British ships away from Beaufort Harbor.

Then the Atlantic Ocean got involved.

Turns out six cannons don't solve every coastal problem.

Fall on the Crystal Coast starts with a lie.

We get a few cooler mornings, pull out the hoodies, buy the pumpkin-spice coffee creamer—and three days later, it’s 87 degrees with the humidity back with a vengeance.

That is false fall.

My newest video looks at what actually changes around here when summer ends. We’re talking local summer, hoodie weather, hurricanes, fishing, football, fall events and what the slower season means for the real estate market.

I also explain why I choose to believe every mosquito has died the death it deserves. Science may disagree, but science doesn’t have to live with them.

Two old cannonballs. One fireplace. A very bad way to find out they weren’t both solid.

Fort Macon’s Civil War history took an unexpected turn in 1941, when soldiers tried to get comfortable inside the old fort.

Fortunately, nobody was killed. But this story gives “the last shot of the Civil War” a whole new meaning.
