One of the things I enjoy most about real estate is hearing people's stories.

Everyone's reason for moving is different, but after helping buyers relocate to the Crystal Coast for several years, I've noticed some pretty common themes.

Military families.

Future retirees.

Vacation home buyers.

Families looking for a slower pace of life.

People coming home after years away.

I put together a video talking about the different types of people I'm seeing move here right now.

I'm curiousβ€”which one sounds most like you?

One of the biggest misconceptions I see from people moving to Beaufort...

They think it's a beach town.

Honestly, it really isn't.

At least not in the way most people expect.

Beaufort is more of a boating town than a beach town. It's about getting out on the water, heading to Cape Lookout, exploring Shackleford Banks, and spending time on Taylor's Creek.

That's part of what makes it different from Atlantic Beach or Emerald Isle.

Do you agree?

People often assume Beaufort is just another beach town.

Honestly, I don't think that's what makes people move here.

The people relocating to Beaufort aren't usually chasing a beach house. They're looking for something that's getting harder to find in a lot of places:

βœ”οΈ Community
βœ”οΈ A slower pace of life
βœ”οΈ Boating and waterfront living
βœ”οΈ Historic charm
βœ”οΈ A great place to raise a family or enjoy retirement

In this video, I break down why so many people are moving to Beaufort, NC and what makes it different from anywhere else on the Crystal Coast.

One of the biggest changes happening on the Crystal Coast isn't a new neighborhood or a new business.

It's Highway 70 becoming Interstate 42.

For decades, one of the things that made the Crystal Coast unique was that it felt just a little tucked away.

As Interstate 42 continues to develop, we're becoming more connected to Raleigh, Durham, Chapel Hill, and the rest of North Carolina.

Do you think that's a good thing?

Growing up on the Crystal Coast, there was a huge difference between summer and winter.

Summer meant packed beaches, busy restaurants, and traffic locals loved to complain about.

Then Labor Day would arrive and everything slowed down.

Today, that gap feels much smaller.

More people are living here year-round, and the Crystal Coast feels busier in January than it did when I was growing up.

Have you noticed the change?

Every relocation conversation eventually gets here...

"Okay Zack, but what about the alligators, snakes, and sharks?"

Fair question.

Here's my honest answer after spending my entire life on the Crystal Coast.

What's the craziest wildlife encounter you've had around Eastern NC?

At 27 years old, Chase just became a homeowner.

In a world where you constantly hear how difficult it is to buy a home, stories like this deserve to be celebrated.

This wasn't luck.

It was years of hard work, discipline, and making smart decisions when a lot of people his age were choosing the easier path.

A few weeks ago, Chase got the keys to his first home. Not a dream on a vision board. Not a goal for "someday."

A real home. His home.

One of the things I've learned in real estate is that the story is rarely about the house itself.

More often, it's about the person standing in front of it.

The goals they set. The challenges they overcome. The chapter they're stepping into next.

For Chase, this home represents independence, stability, and the beginning of a brand-new chapter.

I'm grateful I got to play a small part in the journey.

Congratulations, Chase. You've earned it.

🚀 One of the questions I get surprisingly often from people considering a move here:

"Do I need a boat to enjoy living on the Crystal Coast?"

As someone who was born and raised here, I think people often overestimate how much boating is part of everyday life.

Here's my take.

Do you own a boat? Want one? Have absolutely no interest in one?

πŸ‘‡ I'd love to hear your thoughts.
