Inventory ramps up in late April + May, which means more competition every week.

A recent showing featured this vintage electrical panel… complete with handwritten labels and old-school fuses.

It’s a good reminder that when buying a home, it’s not just about what you see—it’s about what’s behind the walls (and sometimes behind a metal door 😉).

You might be surprised to learn that not every home sale starts on Zillow.

In real estate there’s a concept called office exclusives.

It’s not a replacement for the open market. In fact, we strongly believe in the MLS and clear cooperation because that transparency is one of the reasons the American housing market works as well as it does.
But sometimes a seller needs a softer first step before bringing their home fully to market.

That’s where this approach can help.

Over the past year we’ve seen a few situations where this worked extremely well.
