I see these 3 things come up over and over again with buyers:

1️⃣ Credit — Your credit can affect your ability to qualify and the interest rate you receive.

2️⃣ Debt-to-income ratio — You can make a good income and still have trouble qualifying if your monthly debt payments are too high.

3️⃣ Savings — You don’t necessarily need 20% down, but you do need to plan for your down payment, closing costs, and other upfront expenses.

The good news? Not being ready today doesn’t mean you won’t be ready tomorrow. ❤️

✨️Credit can improve.
✨️Debt can be paid down.
✨️Savings can be built.

🏡 Moreno Valley August Market Update

Here’s what changed from July:

💰 Average Sales Price: $586K ⬆️
Up from July’s $564K — a $22K increase.

⏳ Average Days on Market: 39 ⬆️
Up from July’s 31 days, meaning homes are taking a little longer to sell.

🏠 Active Listings: 248 ⬇️
Down from July’s 252, so inventory has tightened slightly.

So what does this mean?

Moreno Valley is showing an interesting balance right now: prices are moving higher, inventory is slightly tighter, but homes are taking longer to sell.

For buyers, that can mean a little more time to make decisions. For sellers, it reinforces the importance of pricing correctly and making your home stand out.

And this is why I always encourage homeowners to pay attention to what's happening right here in Moreno Valley, rather than relying solely on headlines about the broader housing market.

🏡 August Riverside Market Update

The market continues to shift, but not dramatically.

📈 Avg. Sale Price: $803K — up from $798K in July
📈 Avg. Days on Market: 39 — up from 32
📉 Active Listings: 527 — essentially holding steady from 525

So what does that tell us? Homes are taking a little longer to sell, while prices continue to edge up. Inventory remains fairly steady.

After a more active spring, Riverside's market is giving buyers a little more time to make decisions—but well-priced homes are still getting attention.

A colorful 2-mile event where walkers, strollers, and even leashed dogs are welcome! There will also be color powder stations, vendors, a goodie bag, event shirt, and more.

❄️ Holiday Snow Day & Tree Lighting
📅 December 5
Snow play, food vendors, carnival activities, games, crafts, and the annual Holiday Tree Lighting make this a fun way to kick off the holiday season.

There’s a lot more to buying a home than saving for a down payment and finding a house you love.

Before you make that first offer, make sure you’re thinking about:

1️⃣ Overspending — Create a realistic budget that includes taxes, insurance, HOA fees, maintenance + the unexpected.

2️⃣ Neglecting your credit — Your credit score can have a big impact on your mortgage approval and the interest rate you qualify for.

3️⃣ Skipping pre-approval — Know what you can actually afford and show sellers you’re a serious, qualified buyer.

4️⃣ Skipping the home inspection — The pretty house might have some not-so-pretty surprises. 🔎

5️⃣ Draining your savings — Don’t put every dollar into your down payment and closing costs. Keep a cushion for those unexpected expenses.

6️⃣ Choosing the house over the location — You can change the house. You can’t change the location. Consider commute, neighborhood, safety and amenities.

While July's numbers are up from June, they're actually very similar to what we saw during the spring market—typically the busiest time of year for real estate. The Riverside market is showing signs of staying active as we head into late summer.
