🐶🐶🐶🐶🐶. We have 5 puppies at the shelter and they are adorable⚡️Everybody is in 😍😍😍 with these guys. They’re 11 weeks old, up to date with their shots and given a clean bill of health. The puppies are super alert they get that from their Australian Cattle Dog side, known to be Cautious, Energetic, Obedient, Loyal, Protective, and Brave! They have the coat, color and chest of their American Bulldog side. Too cute to bare❤️ No need to call, no appointment is necessary and there is no pre-application process just stop by to say hello and meet the pups.

One of the most advanced Animal Service Centers in the country is the County of Santa Clara’s Animal Services Center, located in the South Bay, San Martin. They accept almost 4,000 beating hearts each year; an open-intake shelter that accepts every stray and abandoned animal in their service area, from Stanford to Gilroy. AMAZING ADU DESIGN, SIMPLE, LIVABLE, AFFORDABLE…
These ADU designs are either prefab builds or site-builds most (not all) of their price structures are all inclusive. Meaning the pricing includes: The building, Foundation, Utility connections, Deck, Architecture blueprints, Engineering blueprints, Contractor coordination, City coordination, Permit costs.
California regulators see accessory dwelling units as a possible answer to the housing crisis in California; (a win-win) potential income opportunity for current homeowners while providing an affordable place to live for renters.
In 2019 bills were signed into law making ADUs more accessible. These bills supersed exsisting red tape and expedite the entire build to rent process for ADUs added to single-family and multi-family homes.
Some of the bills signed into law in 2019 allow;
-the maximum size can not exceed 850 square feet for a one-bedroom ADU or 1,000 square feet for more than one bedroom
-you do not have to be living in the primary residence in order to build an ADU
-landlords can place ADU’s on rental properties
-those living in HOA communities with strict CC&R’s (2019 laws supersed all restrictions) and ADU’s can be built.
-aside from front setbacks, ADU’s may be built with 4’ setbacks from the back and side yards
Note: You must do your own research prior to embarking on building an ADU on your property
Properties with ADU’s are highly sought after especially after the pandemic, they’re excellent home office spaces for those working remote or gyms/workout rooms or craft rooms…the uses are endless.

SHOULD YOU PREPARE THE HOME BEFORE SELLING?…for homeowners who’d like to maximize their return in this Seller’s market and believe they have to "fix" everything that may not be —as-it-was— with the house…Well, that's exactly what you shouldn't do!

As a real estate expert my recommendation is NOT to fix a thing until you've met with a trusted Realtor. Many times homeowners will budget and exert valuable time and effort in hopes of big returns only to be disappointed. An experienced Realtor will know what areas need improvement, also to what extent in order to satisfy current-buyer expectations. Many times editing existing furniture and decluttering is all that's needed.

Neutral colors include black, white, gray, and sometimes brown and beige. Black is the most striking of the neutrals, as the darkest and most color-absorptive hue there is. It doesn’t dominate, if you notice the use of black in the posts... the black doesn’t pop, what pops in each space is the non-black or any texture or form that it’s given. The use of neutrals provide an ideal decorating foundation or background regardless the design style. Using black adds calmness and sophistication to a space; it works especially well with modern or eclectic interiors. Black is used in exteriors as well...we’re seeing more of it in garden landscape as well as hardscape, -I’ll leave that for another post
