Morgan Hill just put a temporary pause on new data centers and large battery-storage projects.

The City Council approved a 45-day moratorium while the city works on clearer rules for where these projects should be allowed and how they should be regulated.

This is not a ban.

It’s a pause while the city looks at issues including infrastructure, utilities, noise, environmental impacts, and how close these projects could be to residential neighborhoods.

One of the first questions homeowners tend to ask is whether a nearby data center could hurt home values.

So far, research has not shown that simply having a data center nearby automatically lowers home values.

But location still matters. Noise, traffic, utility demand, power infrastructure, and the specifics of the individual project can all affect how buyers view an area.

My takeaway is pretty simple: Morgan Hill is not necessarily saying no to these projects. The city is saying it wants the rules in place before the next major application arrives.
