This week in Morgan Hill: As of August 31st, 2026, the median list price in Morgan Hill, CA, is $1,649,999 — a slight decrease from $1,709,999 in our last report on 08/31/26, according to Chicago Title Company.

What does this mean for the Morgan Hill real estate market? According to the analysts at Chicago Title, "The market has been cooling off a bit in recent weeks, as more homes are available and demand is less. We’re already seeing prices move lower as a result. Expect this trend to continue especially if the index falls to the Buyer’s zone. Watch for a persistent up-turn in Market Action to signal prices rising again."
