It is easy to assume the answer is price alone. While pricing is certainly a major factor, the reality is more nuanced. Homes that sell quickly tend to hit the market with a combination of strategy,
presentation, and timing that creates immediate demand.
It Starts With Pricing Right From Day One
The first two weeks on the market are critical. This is when a listing gets the most attention, both online and in person. If a home is priced correctly from the start, it attracts serious buyers quickly and can even generate multiple offers.
Homes that sit are often priced just above what the market will bear. Even a small overpricing can cause buyers to scroll past or hesitate to schedule a showing. By the time the price is adjusted, momentum may already be lost.

In some neighborhoods, homes tend to move faster simply because buyers are already waiting for an opportunity to get in.
