🏡 Is the Morgantown market finally finding its balance?

The numbers tell an interesting story as we head into fall, and one number to be paying attention to is 3️⃣3️⃣. Homes in Monongalia County averaged 33 days on market in August.

Overall, August’s numbers give us a good look at where the market stands:
🏠 116 new homes came to market
✅ 105 homes sold

🏠 Detached homes: $370,950 average sold price
🏘️ Attached homes: $309,810 average sold price

The market continues to move, but knowing how to price, where to look, and when to act can make all the difference. Buyers are having more options, especially with new construction continuing to hit the market in Morgantown. Sellers need to be strategic about pricing and presentation and understand how their listing fits in today’s market.

Welcome to Morgantown.

Coming from out of state, my clients were looking for a place that offered a little more breathing room from the hustle and bustle of city life, while still providing access to the outdoor recreation, dining, and experiences they enjoy. After visiting the area, Morgantown stood out and they knew it was the place they wanted to call home.

📊 More inventory. More competition. More opportunity. The Morgantown housing market is evolving, showing signs of a healthier, more balanced market that is creating opportunities for both buyers and sellers.

Here’s a look at July’s numbers:

🏡 103 New Listings
⏱️ 32 Average Days on Market
✅ 119 Homes Sold
💰 Average Sold Price: $360,000

Breaking it down by property type:
• 🏠 Single-Family Homes: $431,041 average sold price
• 🏘️ Townhomes & Condos: $290,360 average sold price

Inventory continues to grow, with:
• 259 single-family homes currently for sale
• 72 attached homes (townhomes/condos) available

One trend worth watching is new construction. Builders are offering incentives and move-in-ready homes, creating increased competition for existing homes. That means pricing, presentation, and marketing are more important than ever if you’re planning to sell.

Wandering around downtown Morgantown last night led us to a new immediate favorite: Backyard Pizza Morgantown

The space is impressive with a huge bar, plenty of seating, and a great atmosphere for a Friday night out. The menu features 26 unique pizzas, making it hard to choose just one plus a large selection of sea food!

We started with the Ahi Tuna Ceviche, then shared the Praise Dale Raise Kale pizza and the Nashville Chicken pizza (yes… it comes with pickles 🍕🥒). Every bite was delicious. Pair that with creative cocktails and a great selection of beers on tap, and you’ve got a spot we’ll definitely be coming back to.

If you’re looking for a new date night, girls’ night, or weekend dinner spot in Morgantown, this one is worth checking out. I have a feeling I’ll be back soon!
