Thursday I had lunch with a new lender, Darlene Grossa with FNB, and I had such a wonderful time getting to know her and learning about all the fun things FNB has to offer.

I told Darlene about my little β€œLender Fun Facts” series I’ve started, and she was so excited to be included!

So, here are a few things I learned over lunch that I thought were pretty awesome!

1. 100% financing + NO PMI + 30-year fixed rate
FNB has a program that can offer 100% financing with NO PMI and up to $5,000 toward closing costs for qualifying buyers purchasing a primary residence. There are income and property-location requirements, so if you’re curious about a specific buyer or home, message me and I can help you find out if it may qualify!

It can also be used for renovations!
For qualifying buyers, the program can be used for a renovation loan, meaning you can potentially purchase the home and finance needed renovations/improvements based on the after-renovation value, up to 100%.

2. Veterans: this one's for you!
FNB waives its bank fees (origination, underwriting and processing) for Veterans applying for a VA loan. That can save a buyer around $1,100+ in closing costs.

3. Medical professionals may have another 100% financing option! FNB offers 100% financing with NO PMI for qualifying MDs, DOs, DDSs, DVMs, DMDs and CRNAs, with both ARM and fixed-rate options available.

4. You may be able to lower your interest rate by banking with FNB.
Certain programs offer 0.25% off the interest rate when qualifying borrowers open an FNB checking account, set up payroll direct deposit, use bill pay for at least one monthly bill, and set up their new mortgage for automatic payment from that account.

5. Buying before selling?
FNB also offers bridge loans that can help homeowners with a down payment and/or closing costs when purchasing their next home before selling their current one, with financing available up to 85% LTV for qualifying borrowers.

I love getting together with lenders and learning about programs like these because there are so many options out there that buyers may not even know exist!

πŸ‚πŸ‘ LENDER LUNCH LESSONS! πŸ‘πŸ‚

I’ve been making it a point to sit down with local lenders over lunch, talk real estate, ask questions, and learn more about the lending side of the business.

So, I thought I’d start sharing some of the fun facts, tips, and things I’m learning along the way!

My goal is to take what I learn from these conversations and share it with you. Because the more I learn, the more I can help my clients understand the home-buying process. πŸ’š

First up: what I learned over lunch with Joy Gumm from CrossCountry Mortgage on Monday! β˜•οΈ

1. You may not need 20% down.
Some loan programs allow as little as 3% down.

2. You don’t necessarily need perfect credit to buy a home.
There are multiple loan programs designed for different credit profiles.

3. First-time homebuyer doesn’t always mean β€œnever owned a home.” For many mortgage programs, you may be considered a first-time buyer if you haven’t had
an ownership interest in a principal residence during the previous three years.

4. Seller-paid closing costs may be an option.
Depending on the loan program and transaction, a seller may be able to contribute toward a buyer’s allowable closing costs.

5. Gift funds can sometimes help with your home purchase.
Eligible buyers may be able to use properly documented gift funds from an acceptable
donor toward their down payment and/or closing costs.

6. Student loans don't automatically prevent you from getting a mortgage.
Lenders look at the required monthly obligation and your overall debt-to-income ratio, not simply the total amount of student loan debt.

7. Changing jobs doesn't automatically mean you have to wait two years to buy a home. Employment history, education/training, type of income and the new position can all factor
into whether the income can be used.

8. You may be able to buy a home with $0 down.
Eligible borrowers using VA or USDA financing may qualify for 100% financing. Program and property eligibility requirements apply.

9. Your down payment isn't the only cash to plan for.
Buyers may also have closing costs, prepaid taxes and insurance, an appraisal, inspections
and other transaction expenses. You should be prepared for an average of 3-5% for closing
costs/prepaids.

This is exactly why I always encourage buyers to talk to a lender before assuming they aren't ready to buy. You might have more options than you think!

FALL MARKET IS FINALLY HERE IN NCWV! πŸ‚

The leaves are changing, the mornings are getting cooler, and the real estate market is shifting right along with them.

So what am I seeing around NCWV?

Buyers have a little more breathing room than they did during the crazier summer months.

Sellers are still getting good money for the right homes **but pricing and condition matter.**

Homes are sitting a little longer, which means buyers have more opportunity to actually THINK before jumping on something.

And no… you do not have to wait until spring to buy or sell! Fall can bring some really interesting opportunities!

The biggest thing to remember is that Morgantown, Bridgeport, Clarksburg, Fairmont, Buckhannon, etc. can all have completely different markets.
What’s happening in one area or price range may not be happening in another.

Basically… the market isn’t β€œbad” or β€œgood.”
It’s just β€œdifferent” And knowing how to navigate that difference is where having a good agent comes in.
