WALK THROUGH FOR NEW CONSTRUCTION:
When new construction is purchased, the final walk through is a very important step. This is not a quick run through. It’s should be a detailed examination of every facet of the home.
When a final walk through is done by the agent and the buyers, there should be a detailed list of flaws for each room. Is there any item that would be considered nit-picking? Is there any detail that is too small to list? The answer is “no.”
Buyers should feel that their home is perfect. Nothing is perfect that human hands touch. It just doesn’t happen that way. We are human, and that means we make mistakes. We forget to fix flaws that we noticed; we may have been in a hurry at that moment and the work was not perfect; or we had a bad day and it showed in our performance.
This is what a final walk through is designed todiscover. It is an opportunity for all of the tiny dents, scrapes, knicks, holidays, crooked, tilted, too tightly fitted and too loosely hung parts be noticed. It’s a laundry list of very minor flaws.
There is no flaw too small. There is no imperfection too minor to be mentioned. This is a new home, and it should be perfect. A quality builder will repair or replace every damaged item, no matter how minor.
A builder who stands by his work will demand that his subcontractors repair the flaws. A happy new construction homeowner equates to years of free advertising and promotion that will lead to future deals. Real estate is a referral business and that's inclusive of builders.
