Middletown is experiencing exponential growth and that’s what I call the great migration!

Towns line Rumson, Fair Haven, Little Silver are super saturated and the cost per square in some homes exceeds luxury Manhattan prices.

This is pricing home buyers out of these predominantly established towns with lifestyles relating to sailing, yacht clubs, golf, tennis and yes also pickleball.

Netflix is a short drive and so is the ferry to Manhattan. Clearly desirable location and needless to say quick access to the parkway and NJ Transit.

Schools are super important to these homes buyers and Middletown sure fits they bill. .

THE MACRO MARKET REALITY!

I get this a lot especially when I am out socializing - Is this a Good Time to Sell?

For Monmouth County, the short answer is yes.

Here’s why:

🎯 Inventory is about 10% less for single family homes compared to last year.

🎯 Median Price of single family homes has climbed to about $773,827.

🎯 Asked to sold ration about 101.7% for single family homes.

Sooooo, what does this mean for the average home owner⁉️

My answer is it depends on the equity you have built and your moving goals.
I am a believer in capitalizing on the market o know vs the market that may come.

Data already demonstrates a seller market in towns with strong schools focused on STEM education & a convenient commute to NYC.

Add to that Monmouth County is home to the Jersey Shore, PNC Art Center, Count Basie Theatre, Holmdel Park…..

April 2025 vs April 2026‼️

Clearly, we are experiencing a very tight market in Monmouth County!

What I am seeing is an intensity from buyers to be in areas that offer great schools and a convenient commute to NYC.

STEM schools are a big deal for the education focused clientele that gravitates towards Monmouth County. Emphasis on this has always been high and I see it continues.

Commute is another factor and off course epicurean cuisine.
