🏡 THIS is what a changing real estate market looks like.

The first graphic is getting a lot of attention — and for good reason.

Nationally, the number of sellers in the market has climbed while the number of buyers has fallen. There are now roughly 563,000 more sellers than buyers.

But we wanted to take it one step further and look at what we're actually seeing right here in our MLS.

Over the last 7 days, ArkansasOne MLS shows:

385 new listings
571 price decreases
298 sold properties
326 pending properties

That 571 price decreases is worth paying attention to.

It doesn't mean 571 sellers are desperate, and it doesn't mean the market is crashing. But it does illustrate the same pressure we're seeing nationally: buyers have more choices, affordability is still challenging, and sellers are having to compete harder for buyer attention.

For several years, low inventory gave sellers tremendous leverage. You could sometimes price aggressively and still have multiple buyers interested.

Today's market requires a different strategy.

Price matters. Condition matters. Presentation matters. Marketing matters.

And for buyers? More inventory and more price adjustments can create opportunities to negotiate that simply weren't as common a few years ago.

The national graph tells us where the broader housing market is moving.

🇺🇸 Today, we remember.

On September 11, 2001, our country experienced unimaginable loss. Nearly 3,000 lives were taken, families were forever changed, and countless first responders and ordinary citizens showed extraordinary courage in the face of tragedy.

Patriot Day is a day to honor those we lost, remember those who ran toward danger to help others, and recognize the strength and unity Americans showed in the days that followed.

Twenty-five years later, we still remember the names, the stories, the sacrifice, and the heroes.

May we never forget. 🇺🇸
