According to the National Kitchen & Bath Association, 2024 Kitchen Trends Report:
1. Gold will be the #1 color for faucets, followed by stainless steel and black
2. Use of solid surfaces for backsplashes-a popular choice is quartz
3. Painted kitchen cabinets will be less popular and natural wood is gaining momentum. White oak and walnut give warmth without feeling heavy or dated. Contemporary, modern and Scandinavian designs will be popular and flat panel designs without hardware will be on the rise.
4. Cabinetry that includes organizational elements.
5. Rise in beverage stations will include coffee cabinets, smoothie centers and wine bars. These can be displayed in a tiny alcove or will see larger areas including a mini fridge, sink and other features.
6. Quartz countertops will be the #1 choice.
7. Countertop colors will tend to be lighter than the cabinets.
8. Kitchen islands will get bigger and will incorporate more storage, seating and meal prep space.

Elevate Your Guest Room

Whether you're hosting family and friends over the holidays or just want to be ready for company year-round, hospitality begins in the guestroom. You don't have to spend a fortune to make this space welcoming. Thoughtful touches, updated style and an eye toward comfort will make your visitors feel right at home.

While you want to keep a guest space tidy and organized, it presents an ideal canvas for whimsical touches and splashes of color. Instead of coordinating bedding and walls, take some risks with mismatched patterns and colors. Experiment with bold artwork on the wall, hang an unusual light fixture from the ceiling or introduce drama with striking wallpaper behind the headboard.

Splurge on good pillows and a firm but comfortable mattress. When selecting bed linens, aim for the luxurious feel of a top-tier hotel.

Place a small nightstand with a lamp on at least one side of the bed — both sides if there's room. Layering lighting in the room increases its coziness.

Provide a small dresser with empty drawer space for guests to use. Make room in the closet for visitors to hang clothes and store luggage. Bonus items: Terry cloth robe, sleep mask and slippers. If space allows, a cozy chair and reading lamp are a nice touch. Personalize by setting out some current magazines or a coffee-table book.

Things To Do Before Have Photography Done to List Your Home

Photos for a home listing can either draw crowds to your home or if they are really bad, the property will likely have very few showings, if any at all.

So....What contributes to making the listing pictures magical?

Here are some thoughts:
1. Take close up photos to highlight the details in the home...crown moldings, woodwork, coffered ceilings, archways, pillars, dramatic entry ways.
2. Clear ALL the clutter
3. Ensure all the rooms have ample lighting. Avoid dim lighting. Often bedrooms with no overhead fixtures tend to be too dark. Open blinds/shades, add lamps, replace light bulbs if burned out and consider adding brighter wattage, or change the overhead light for a brighter updated one.
4. Have the home ready for photos the DAY of picture taking. Don't scramble to make beds, add pillows, fold blankets, move furniture etc.
5. Remove ALL personal photos in home.
6. Clean all shiny surfaces. The same goes for all mirrors and windows.
7. Bathrooms-keep it light and bright.
8. Outside photos-avoid times of day that cast shadows. Outside photos of the pool and decking areas can be magical with proper artificial lighting.
9. Choose a realtor like me that attends all the photo shoots and ensures all the right images and angles are taken.
