Things To Do Before Have Photography Done to List Your Home
Photos for a home listing can either draw crowds to your home or if they are really bad, the property will likely have very few showings, if any at all.
So....What contributes to making the listing pictures magical?
Here are some thoughts:
1. Take close up photos to highlight the details in the home...crown moldings, woodwork, coffered ceilings, archways, pillars, dramatic entry ways.
2. Clear ALL the clutter
3. Ensure all the rooms have ample lighting. Avoid dim lighting. Often bedrooms with no overhead fixtures tend to be too dark. Open blinds/shades, add lamps, replace light bulbs if burned out and consider adding brighter wattage, or change the overhead light for a brighter updated one.
4. Have the home ready for photos the DAY of picture taking. Don't scramble to make beds, add pillows, fold blankets, move furniture etc.
5. Remove ALL personal photos in home.
6. Clean all shiny surfaces. The same goes for all mirrors and windows.
7. Bathrooms-keep it light and bright.
8. Outside photos-avoid times of day that cast shadows. Outside photos of the pool and decking areas can be magical with proper artificial lighting.
9. Choose a realtor like me that attends all the photo shoots and ensures all the right images and angles are taken.
