What’s the difference between a deed and a title?

A 𝗱𝗲𝗲𝗱 is the legal document used to transfer ownership of a property from one person to another.

A 𝘁𝗶𝘁𝗹𝗲 is the legal right to own and use that property.

They work together, but they aren’t the same thing!

A title search is an important part of the closing process—but what does it actually uncover?

A title search looks through public records to check for things like:
• Liens on the property
• Ownership history
• Easements or restrictions
• Other issues found in public records

The goal is to catch potential problems before you close and make sure you know exactly what comes with the property.

Definitely not your average closing day! 😂🐒

Kenny Taylor with RE/MAX brought a special guest along for closing, and of course, he stole the show! He helped supervise the paperwork, posed for a few pictures, and made closing day a little more fun.
