Put this fun weekend spot just outside Morris County on your NJ list! ✨

Burnt Mills Cider serves premium hard cider crafted in New Jersey. I tried the Blood Orange Mimosa, and it was fantastic—refreshing and so flavorful! 🍊🥂

The outdoor area has lots of picnic tables, and many people brought their own chairs to settle in for the afternoon. There were families with children, groups of friends and plenty of dogs enjoying the day.

There’s something special about exploring the Jersey Shore by bike. 🚲🌊

Sandy Hook offers a beautiful mix of ocean views, tree-lined paths, beaches, wildlife, and history—all along one scenic ride.

The Sandy Hook Lighthouse was first lit in 1764 and is the oldest standing and operating lighthouse in the United States. The area was also home to Fort Hancock, which once helped defend New York Harbor.

About two hours or less from Morris County, depending on your starting point and traffic, it’s a wonderful New Jersey day trip.

Another beautiful place to explore right here in the Garden State! ❤️

Yesterday, we took a day trip into NYC, and one of our stops was the New York Public Library. The moment I stepped inside, I felt like I had been transported to Europe—it was absolutely beautiful. ✨

From the soaring arches and Corinthian columns to the grand marble staircases and intricately detailed ceilings, every corner was incredible.

The library is a stunning example of Beaux-Arts architecture. When it opened in 1911, it was the largest marble building ever constructed in the United States—and more than 530,000 cubic feet of Vermont marble was used to create it.

More than a century later, it remains an extraordinary place where architecture, history, and learning come together.

Another reason I love living in Morris County—the opportunity to enjoy peaceful suburban living while still being close enough for a day trip to NYC. ❤️

Buying or selling a condo? Two important financing changes are here — and they could affect whether a condo qualifies for conventional financing.

1️⃣ Full condo reviews are now required for most projects with 11+ units.
As of August 3, 2026, the Limited/Streamlined Review option has been eliminated. The lender now checks the building’s insurance, reserves, lawsuits, and unpaid HOA dues on every deal.

2️⃣ Reserve requirements are increasing.
Beginning January 4, 2027, condo associations will generally need to allocate at least 15% of their annual budget to reserves — up from 10% — to meet conventional financing requirements.

Why does this matter?

If a condo association doesn’t meet the requirements, the community could become non-warrantable, which can limit conventional financing options for buyers — and potentially affect sellers and property values as well.

If you own a condo or are thinking about buying or selling one, it’s more important than ever to understand the financial health of the association.

Lakefront homes, beautiful properties, and getting to see places I might otherwise never get to experience — definitely one of the fun parts of what I do!

Every showing is a chance to discover something new… and sometimes the views are pretty amazing. 💙

With all the heavy rain and storms we’ve had lately, it’s a good time to walk around your home and check your gutters, downspouts, and downspout extensions.

I came across this disconnected downspout during my morning walk, and it reminded me to check my own home. Sure enough, one of my downspout extensions had slipped out of place.

A small issue like this is often easy to fix, but if it’s left unnoticed, water can end up where you don’t want it—around your foundation, landscaping, or even inside your home.

Sometimes the simplest maintenance checks can help prevent much bigger repairs later.
