Everyone says people move to Tennessee because there's no state income tax.

That's true.

But after helping people relocate to East Tennessee for years, I've noticed something interesting.

📉 Price reductions are becoming more common, but that does not automatically mean the market is crashing.

One of the biggest mistakes sellers make is looking at active listings and assuming that's the market. Active listings tell you what sellers want. Sold listings tell you what buyers are actually willing to pay.

When helping homeowners decide whether to list now or wait, I focus on five key indicators:

✔ Recent sold homes
✔ Sell to list price ratios
✔ Absorption rate
✔ Marketing strategy
✔ Personal motivation to sell

The goal is simple: make decisions based on data, not fear.

🏡 No showings? The market is trying to tell you something.

One of the biggest mistakes sellers make is assuming a lack of activity is caused by interest rates, the economy, or some outside factor they can't control.

The reality is that most homes struggle for one of two reasons:

✔️ The price isn't aligned with the market.
✔️ The marketing isn't reaching the right buyers.

The first couple of weeks on the market are critical. That's when buyers are most excited about a new listing and when you have the strongest negotiating position.

Once a home sits too long, buyers begin to wonder why.

If your home isn't getting showings, don't automatically assume the answer is another price reduction. Sometimes the real problem is something entirely different.

🏠 What if the lender told you "no" when the real answer was simply "not with this program"?

I recently worked with a buyer who was told they couldn't purchase their next home until after selling their current one. That single answer could have changed their entire moving plan, reduced their negotiating power, and caused them to miss opportunities.

After reviewing the situation, we found their debt to income ratio was fine.

The issue wasn't qualification.

The issue was a lender specific guideline attached to a particular loan program.

That's why I always encourage buyers to ask questions and get a second opinion before making major decisions. Different lenders have different programs and different requirements. Sometimes the difference between approval and denial has nothing to do with your finances.

🚨 There's a new player in the home valuation game.

Kelley Blue Book, the company known for vehicle values, has launched Kelley Blue Book Homes and is taking direct aim at Zillow.

The biggest difference?

Zillow provides an instant Zestimate based primarily on an algorithm.

Kelley Blue Book Homes says a real person reviews comparable sales before providing a value range for your property.

That's a major shift from the automated estimates most homeowners are used to seeing.

But there is something every homeowner should understand. These companies make money by selling leads to real estate agents. When you request a valuation, you're not just getting a number. You're becoming a lead.
