🧠 You don’t need 20% down to buy a home
This is one of the most common myths in real estate, but it’s not actually a requirement.

Many buyers can purchase with much less:
• Conventional loans – A traditional home loan, typically with a range of down payment options and qualification requirements set by the lender (as low as 3%)
• FHA loans – A home loan insured by the Federal Housing Administration, designed to offer flexible credit and down payment options (as low as 3.5%)
• VA loans – A home loan backed by the U.S. Department of Veterans Affairs, available to eligible borrowers, often offering flexible terms (0% down for eligible buyers)

While putting 20% down can help avoid private mortgage insurance (PMI), it’s not the only path and waiting to save that much can mean higher home prices or rent paid in the meantime.
Bottom line: there are more options than most people realize, and it’s worth checking what you actually qualify for.
