If we haven’t met yet, here’s a little about me!❤️

I’m Melinda Dobbs, a lifelong West Virginia girl and Marshall County resident. I’m a mom to two teenage boys, so I know firsthand that home is about a lot more than four walls — it’s where life happens, memories are made, and families grow.

I’m also a U.S. Army Reserve veteran, where I served for 8 years as a paralegal in the JAG Corps. That experience taught me the importance of attention to detail, organization, advocacy, and seeing things through — qualities I now bring with me into real estate.

🏡 FIRST-TIME HOME BUYER? You may have more options than you think!

One of the biggest things I hear is:

💬 “I want to buy a house, but I don't have enough saved for a down payment.”

The good news? You may not need 20% down — or even close to it.

Here are a few programs worth looking into:

🌾 USDA Loans — In qualifying areas, eligible buyers may be able to purchase with 0% down.

🏠 FHA Loans — FHA financing can offer down payments as low as 3.5% for qualified buyers.

💰 Down Payment Assistance — There may also be state or local programs that can help eligible buyers with upfront costs.

And here's something many first-time buyers don't realize:

👉 You don't have to know which loan program you qualify for before you start the conversation.

A lender can look at your income, credit, debt, savings and the property you're interested in and help determine what options may fit.

So if you've been thinking “I can't buy a house yet,” don't automatically count yourself out. It may be worth finding out what you actually qualify for. ❤️

What a great event for our youth in Moundsville! Pastor Melissa and Josh are absolutely amazing with these kids! Liam is so excited for this event. Ash Ave Church of God truly is an asset to our community! The youth center is open most days after school and offer games, socializing, study help and snacks to 6 thru 12th grades! If you are looking for a positive environment for after school, definitely check them out!
