Unpopular Opinion: Your Home Isn't Worth What You Think It Is and Other Selling Truths 😁

1) Buyers don't care how much you paid when you bought your house. They care about how it compares to everything else on the market. 🏑
2) Market Value = What a ready, willing, and able buyer will pay. Not what your neighbor sold for last year. Not what you "need" to make. Not what you think it's worth. 🎯
3) Just because Zillow gave you a number, doesn't mean that's what buyers will pay. Algorithms don't walk through homes, real buyers do. πŸ“²
4) Your emotional attachment and super personalized custom upgrades do not raise the value of your home. πŸ†
5) Overpricing your home "just to see what happens" is the fastest way to help your neighbor sell, or any other comparable home sell - not sell YOUR home. 🏘
6) Homes that sit = price drops. Price drop = even lower perceived value. Lower perceived value = lower offers. Those are numbers, and not emotions. πŸ“‰β°
