Recently, a dear friend of mine—who also happens to be a client—lost her mother. As the personal representative of the estate, she stepped into unfamiliar territory, navigating probate, paperwork, and big financial decisions while still grieving.
When she went into the Register of Wills to open the estate, they asked for an estimated value of the home. Naturally, she assumed the tax-assessed value was what she should report. She nearly submitted that number—until we had one of our usual morning chats and she casually mentioned it.
OHMYGOSH! thank goodness she didnt!
I immediately ran a CMA (Comparative Market Analysis) for her. What we found was eye-opening: the market value was actually $115,000 more than the tax-assessed value.
That CMA saved her from making a costly mistake. With that insight, she hired a licensed appraiser to provide the true fair market value for the estate filing. Why does this matter?
If she had used the lower value for the date of death value and then sold the home for what it was actually worth, the estate would’ve been hit with capital gains tax on that $115K difference.
That could’ve meant thousands—if not tens of thousands—lost in taxes that could’ve gone to the heirs.

When it comes to probate real estate, the little things matter. And knowing when to pause and ask for professional help can make all the difference.

Yesterday morning kind of sucked. I had a deal that was supposed to close but was postponed due to a delay in paperwork from the July 4th holiday.
Rather than overthink the unexpected change of plans, I decided to drive to Hoopers Island to visit a client.
My mood changed as soon as we crossed the bay bridge. The weather had forecast clouds and storms but by the time we reached the island the sun was out and it was a beautiful, fantastic and relaxing day spent with my client.
Just thinking how grateful I am to have this cool Realtor job. The places I go and the people I meet 😀

This is Shaun and Emma. They are both super fantastic Carroll county school teachers.
They were married last August and moved into Shaun’s 1 bedroom 1 bath condo that he had purchased shortly after graduation.
Last week, they closed on their new 3 bedroom, 2 bath townhouse in Westminster.
My favorite part of the transaction was when Shaun and I were waiting on the home inspector. We were looking out of one of the bedroom windows facing the playground and he said… “ this is going to be so nice… Emma can sit here and do her work and watch our children playing on the swings” ( they havent had children yet)
I almost cried with happiness for them!
This is one of the reasons i love what i do!
If you see Shaun & Emma out and about, Congratulate them on their new home AND ask them what they did with that nice seller credit I negotiated at settlement😎

I’d like to introduce myself. My name is Pammy Thompson and this is what I do! I am a SRES designated Realtor. Back in early March, I was contacted by the sweetest woman- a recent widow whose husband had just passed. They had lived in their home for over 40 years, raised a family and created a lifetime of memories within those walls. The idea of leaving it all behind, sorting through decades of belongings and starting fresh in Florida to be closer to her children and grandchildren was understandably overwhelming.
As a Realtor with the Seniors Real Estate Specialist (SRES®) designation, I understand the emotional and logistical challenges that come with these life transitions. Together, we took it one step at a time-declutterring, donating usable items, and even selling a few special pieces she wouldn’t be taking with her.
With the help of my trusted network of professionals, we handled the repairs, cleared out the home, and got everything ready for the market. It was a true team effort, and today, all of the hard work came full circle.
The home SOLD today. There were tears, of course-how could there not be? But also smiles and hope. She is about to board a flight to sunny Florida where she will be met by her daughter and granddaughter. I’m happy to say she seemed excited for this next chapter.
I remember when it was time to move my own dad and these are the moments that remind me why I do what I do💕

Back in early March, I was contacted by the sweetest woman- a recent widow whose husband had just passed. They had lived in their home for over 40 years, raised a family and created a lifetime of memories within those walls.
