โฐ๐Ÿก A Friendly Reminder About Rental Office Hours ๐Ÿกโฐ

Good morning, Carriage Club residents, friends, and family!

As your Property Manager, I truly enjoy serving this community and helping residents whenever possible. Over the years, many of you have come to know me as someone who is often available, responsive, and willing to assist beyond traditional office hours. I appreciate the trust that so many of you place in me. โค๏ธ

With that said, I would like to share a friendly reminder regarding rental office hours and response times.

๐Ÿ“‹ Rental Office Hours

The rental office is generally open Monday through Friday from approximately 9:00 a.m. to 4:30 p.m.

During those hours, I am actively working on resident concerns, leasing, renewals, maintenance coordination, vendor appointments, inspections, compliance matters, paperwork, and the many day-to-day responsibilities that help keep our community running smoothly.

These responsibilities may take me throughout the community, into resident apartments, amenity spaces, vendor meetings, or other areas of the property, and may occasionally require me to work away from my desk.

๐Ÿค A Small Hard-working Team with Many Responsibilities

As a small on-site team, we work hard to balance resident needs, property operations, maintenance coordination, leasing, administrative responsibilities, vendor management, and countless other tasks each day. While we always strive to be responsive, there are times when we may be assisting other residents or addressing matters that require our immediate attention.

๐ŸŒ™ Evenings, Weekends & Holidays

While there may be times when I respond to emails, messages, or questions during evenings, weekends, or holidays, please understand that these responses are provided as a courtesy when my schedule permits.

Please understand that I use my personal time to rest, spend time with family and friends, attend appointments, run errands, travel, enjoy hobbies, and recharge for the week ahead. Taking time to rest and maintain a healthy balance allows me to return to the office refreshed and ready to serve our community to the best of my ability.

๐Ÿ’ป Sending Messages

Please continue to send emails, portal messages, maintenance requests, and other correspondence whenever it is convenient for you. Whenever possible, residents are encouraged to submit maintenance requests and communications through the Loft portal account. If that is not possible, a written note may be left in the rental office mailbox in accordance with previously shared community guidelines, or residents may contact me directly via email.

๐Ÿ™ Please be patient with me

While I always strive to be responsive, there may be times when I am assisting other residents, coordinating with vendors, conducting inspections, handling administrative responsibilities, or away from the office. Please know that your messages are important to me and will be reviewed and addressed as soon as reasonably possible. Your patience, kindness, and understanding are truly appreciated.

As we celebrate Father's Day and welcome the official first day of Summer, I thought we'd take a trip down memory lane with a little piece of nostalgia.

For many, summer evenings once meant piling into the family car, stopping for snacks, grabbing a few blankets and lawn chairs, and heading to the drive-in movie theater with parents, grandparents, siblings, friends, and loved ones. Long before streaming services and smartphones, families gathered under the stars to enjoy a movie together from the comfort of their vehicle.

Father's Day reminds us that some of life's most meaningful moments aren't always the grand ones. Often, they're the simple memories we shared with the people who helped shape our livesโ€”a family outing, a favorite movie, a bag of popcorn, a warm summer evening, and time spent together.

๐ŸŽฅ Pop Quiz!

Does anyone know where the very first drive-in movie theater opened?

Answer: Camden, New Jersey, in June of 1933! Right here in the Garden State, a new form of summertime entertainment was born that would go on to create cherished memories for generations of families.

While drive-in theaters are far less common today, a few still remain for those looking to experience a little summertime nostalgia.

1. Moving to an Assisted Living.

2. Moving to a Nursing home.

3. In the sad and unfortunate case of one's passing.

If you are in need to break your lease for a reason that is not stated above, please read your current lease and its FULL details at the time of your decision to ensure you are aware of your financial obligations.

If you need further clarification, please send me an email, a LOFT portal message, OR place a note in the Rental Office mailbox and I will respond accordingly.

NOTE: all residents who provide a move-out notice will be required to complete a move-out form to ensure a smooth and accurate move-out inspection. This form will also be completed by the resident superintendent who performs the move-out inspections. The form outlines obligations and applicable fees for damages. Please be sure this is completed before your physical move-out and keep a copy for your records.

Good afternoon, Carriage Club Residents, Friends, Family Members, Caregivers, and Anyone Assisting a Resident with Their Household Needs.

Today, a member of our team discovered food waste, open containers, and recyclables that had not been disposed of properly within one of our trash rooms. While we understand that mistakes happen, this serves as a good reminder for all of us to work together to keep our community clean, sanitary, and pest-free.

๐Ÿœ Why This Matters

Open food, food residue, and improperly discarded waste can attract fruit flies, ants, rodents, and other unwanted pests. Thankfully, Carriage Club is currently free of any infestation concerns, and with everyone's cooperation, we can keep it that way.

๐Ÿค It Takes a Village

The trash rooms are a shared community amenity. How one person utilizes them affects everyone else. We kindly ask all residents and those assisting residents to follow the posted signage and previously communicated trash room guidelines.

๐Ÿ—‘๏ธ Trash Chute Reminders

โœ… Trash bags should be securely tied before being placed in the trash chute.

โœ… Please use reasonably sized bags that can easily travel through the chute.

โŒ Do not place oversized, overstuffed, or excessively heavy bags into the chute, as they can become lodged and create blockages.

โŒ Large quantities of food, heavy containers, or refrigerator clean-out items should not be sent down the chute.

๐Ÿ“ฆ Cardboard & Recycling

โœ… Pizza boxes, shipping boxes, and other cardboard must be broken down before disposal.

โœ… Oversized cardboard must be taken directly to the recycling dumpster located behind the community.

โœ… Recyclable containers should be emptied, rinsed, and disposed of appropriately.

๐Ÿ• Food Waste Reminder

Food waste should never be left loose in recycling containers or common areas.

Pizza crusts, leftovers, grapes, sauces, takeout containers containing food residue, and similar items should be securely bagged and disposed of properly.

๐Ÿšซ Items NOT Permitted in Trash Rooms or Trash Chutes

โ€ข Diabetic needles, sharps, or medical waste
โ€ข Pet waste, litter, or animal waste

For items that should not be placed in the trash rooms, please utilize the dumpsters located behind the community:

๐Ÿ” B-Wing Entry Door Access Update

Good evening, Carriage Club Residents,

We would like to make everyone aware that we are currently experiencing an issue with the FOB access system at the following B-Wing locations:

โ€ข Main B-Wing Entry Door
โ€ข B-Wing Basement Entry Door

At this time, FOB access is not functioning properly at these two locations. Please know that management is aware of the concern and is actively working with the access control vendor toward a resolution.

The vendor was on-site this past Friday to investigate the issue, and a follow-up communication was sent again this evening advising that the concern remains unresolved and requesting that it be addressed as soon as possible.

๐Ÿšช Alternative Access Options Remain Available

While the FOB system is not currently operating at these locations, residents may continue to utilize the ButterflyMX system, which has been available to the community since its installation.

ButterflyMX allows residents to:

โ€ข Gain entry through the main B-Wing entry door using their registered mobile device
โ€ข Receive intercom calls directly to their cell phone and remotely unlock the door
โ€ข Utilize the access (codes) features available through their ButterflyMX account

If you have not yet registered for ButterflyMX and would like to do so, please contact the rental office with an email address, and we will be happy to initiate the registration process and send you a setup link via ButterflyMX.

๐Ÿ”’ Controlled Access & Community Security

For the safety and security of our residents, we respectfully ask that doors not be propped open with books, chairs, doorstops, or any other objects.

While we understand this situation may be inconvenient, Carriage Club is a controlled-access community for a reason. Propping doors open creates an unnecessary security risk and may compromise the safety of residents, guests, and staff.

Please be assured that there is no immediate safety concern. The affected doors have been manually secured, and we are taking the appropriate steps to maintain building security while repairs are being pursued.

๐Ÿ› ๏ธ A Quick Reminder About Repairs

As with many building systems, some repairs require coordination with outside contractors and vendors. Diagnosing the issue, obtaining any necessary parts, scheduling service visits, and completing repairs can take time. While we understand the frustration this may cause, please know that we are actively monitoring the situation and working toward a resolution as quickly as possible.

Please keep in mind the remaining entry doors around the community are working to its full capacity with the fobs๐Ÿ˜‰.

Dear Carriage Club Residents,

As we move into the warmer summer months, we would like to take a moment to remind everyone of the proper process for reporting maintenance concerns and repair requests.

For any maintenance-related issue, the preferred method of reporting is through your Loft Portal account. Submitting requests through the portal allows the information to be viewed by your on-site management team, maintenance staff, senior management, and any approved team members who may be assisting or covering responsibilities when necessary.

๐Ÿ“ฑ Preferred Method:
โœ” Submit your maintenance request through the Loft Portal.

If you are unable to use the portal, we are happy to assist.

๐Ÿ“ง Alternative Options:
โœ” Email the management office directly and we will enter the request on your behalf.
โœ” Leave a written note in the office mailbox and we will enter the request for you.

To help us stay organized and respond as efficiently as possible, please submit your request through one method only whenever possible. Entering the same request through multiple channels (portal, email, notes, phone calls, and additional messages) can create duplicate notifications and make it more difficult to track the status of repairs accurately.

๐Ÿ”จ Please remember that not all repairs are the same.

Some concerns can be addressed quickly, while others may require additional investigation, special-order parts, vendor scheduling, contractor availability, inspections, or multiple visits before a permanent solution can be determined. While we understand that waiting can be frustrating, please know that every request is reviewed and addressed as promptly as possible.

Many of you know that Giuseppe and I have dedicated a significant portion of our careers to serving the Carriage Club community. At Carriage Club, we understand that pets are much more than animalsโ€”they are companions, friends, sources of comfort, and cherished members of many households. We appreciate the joy and companionship they bring to the lives of so many residents.

As a shared community, however, we are also home to residents with different lifestyles, preferences, sensitivities, allergies, mobility concerns, and comfort levels around animals. With that in mind, we would like to share a friendly reminder regarding responsible pet ownership and community courtesy.

๐Ÿถ Licensing & Pet Records

Please ensure that your pet's Borough of Mount Arlington license, vaccinations, rabies certification, and any other required pet documentation remain current and on file with the Rental Office. Annual licensing and record updates help us maintain accurate information and assist in promoting the health and safety of our community.

๐Ÿฆฎ Leashes & Pet Control ๐Ÿฆฎ

For the comfort and safety of all residents, pets should remain properly leashed and under the control of their owner at all times while moving throughout the community.

Please be mindful that not everyone is comfortable around animals, and some residents may have allergies, sensitivities, or mobility concerns. A little consideration goes a long way in helping everyone feel comfortable in their home environment.

๐Ÿงน Accidents Happen โ€” Please Clean Promptly

We understand that even the best pets can occasionally have an accident.

If an accident occurs inside the building or elsewhere on the property, please clean and disinfect the area promptly. Enzyme-based cleaners are often recommended because they help eliminate lingering odors that may attract pets back to the same location. Prompt cleanup also helps protect carpeting, flooring, and other building materials from long-term damage.

๐Ÿšฎ Pet Waste & Cat Litter Disposal

Please always pick up after your pet and properly dispose of all pet waste and litter.

To help maintain a clean and sanitary environment, please do not place cat litter or animal waste in the trash chutes or trash rooms. These materials can create sanitation concerns, unpleasant odors, and additional cleanup for staff.

Pet waste and litter should be securely bagged and disposed of in the waste dumpster located in the back of the community.

๐Ÿก Shared Spaces & Community Courtesy

Please help us keep our hallways, elevators, stairwells, outdoor areas, and other shared spaces clean and enjoyable for everyone.

Community furniture and amenity spaces are intended for the enjoyment of all residents and their guests. For cleanliness, sanitation, and consideration of others, please do not place pets, pet beds, blankets, carriers, strollers, or similar pet-related items on common-area furniture.

When moving throughout the community, pets should remain under the owner's control and should not be permitted to linger in common hallways, amenity areas, clubrooms, libraries, sundecks, or other shared spaces not designated for pets.

Please remember that courtesy extends not only to your neighbors, but also to the staff members who work hard each day to help maintain our community. Respecting community policies and cleaning up after our pets helps keep Carriage Club clean, comfortable, and welcoming for everyone.

Dear Residents,

The Clubroom is one of our most enjoyed amenities and is utilized for many different purposes throughout the year, including resident activities, bingo, potlucks, card games, social gatherings, birthday celebrations, bridal showers, baby showers, family gatherings, memorial gatherings, and other private events.

Because this space serves so many important functions, it is ESSENTIAL that EVERYONE follows the established reservation procedures and remains mindful of scheduled events.

โœ… Before reserving the Clubroom:

โ€ข Reservations must be submitted through the Loft Resident Portal.
โ€ข Residents should complete all required questions and provide any requested documentation.
โ€ข If renter's insurance is required and not already on file, it must be submitted before the reservation can be approved.

๐Ÿ“ฒ Please monitor the Clubroom calendar regularly.

Before planning any resident-hosted activity or gathering, please review the Clubroom reservation calendar through the Loft Portal to ensure there are no scheduling conflicts.

๐Ÿ“Œ If you reserve the Clubroom:

In addition to submitting your reservation through the Loft Portal, please post a simple notice on each mailroom bulletin board listing:

โ€ข Time of reservation

NOTE: please title your notice, "Clubroom Reservation".

For privacy reasons, your name and apartment number do not need to be included.

๐Ÿค A little communication goes a long way.

The Clubroom belongs to all of us, and a quick review of the reservation calendar, along with a simple bulletin board notice, helps prevent misunderstandings and scheduling conflicts.

โค๏ธ Please remember that every reservation is important to the resident who scheduled it.

Some gatherings are celebrations, while others may be occasions where families and friends come together during difficult times.

By following our established procedures and showing consideration for one another, we help create a respectful and welcoming community for everyone.
