Another flip officially CLOSED.
And this one feels like a good reminder that opportunity does not disappear when the market changes. You just have to look at it differently.
When we purchased this home, the plan was never simply to make it prettier and put it back on the market.
We looked at the purchase price.
The neighborhood.
What improvements would actually matter.
Where to spend and where NOT to spend.
What the likely buyer would value.
Our carrying costs.
And, most importantly, what the numbers looked like if the market shifted while we owned it.
Because it did.
That is the part of flipping homes that rarely makes the before-and-after videos.
You make decisions with the information you have, invest your own money, adjust when necessary, and stay focused on the end goal.
33441 Irongate Drive is now sold and closed, and I am proud of what we accomplished with this home.
But I am equally grateful for what projects like this continue to teach me.
Being a Realtor and being an owner/investor are different seats at the table. I happen to sit in both.
It is one of the reasons I talk so much about Owner Thinking in real estate. I don't only analyze properties for clients. My family and I buy them, improve them, carry them, make the uncomfortable decisions, and eventually sell them too.
That experience changes the questions I ask.
And in a market like this, the questions you ask before making a decision may matter just as much as the decision itself.
