I've always loved gardening, especially anything that makes the backyard feel a little more tropical. 🌴🌺

Turns out, that means I have a hard time looking at a house without also looking at everything growing around it. 😂

I notice the curb appeal before we ever get through the front door. I notice whether a backyard already feels inviting, and I'm usually imagining what an outdoor space could become with a little attention.

That comes in handy in real estate.

With sellers, sometimes it's noticing the small things outside that could make a better first impression. 🏡

And with buyers, it's often helping them look past what's there today and see the possibilities. That plain backyard might just need a patio, some shade and a few really good plants. 🌿

Of course, there's also the occupational hazard of occasionally being more interested in someone's landscaping than the house. 😂

Sometimes it's the practical features that deserve a closer look. 🏡

The garage at 110 Twin Lake Circle has something I know a lot of buyers appreciate — storage!

Between the overhead storage, cabinet space and shelving, there's plenty of room to organize the things you don't necessarily want taking up space inside the house.

And that's exactly why I like doing these little video walk-throughs. Some features just don't come across as well in listing photos.

I can understand why this one can be a tough decision. 😊

Mount Dora and Tavares are neighbors, both give you access to the lakes, and you can get from one downtown to the other pretty easily. But living in each can feel quite different.

Mount Dora gives you that established downtown setting with shops, restaurants, parks and the Lake Dora waterfront all woven together. The city even has a lakefront boardwalk at Palm Island Park.

Tavares has its own downtown waterfront lifestyle, but with a different feel. Wooton Park, the marina and the active seaplane base sit right along Lake Dora, with restaurants and activities nearby. ✈️🌴

So if you're trying to decide between the two, here are three questions I'd ask:

📍 What would you like to be close to day to day?

Do you picture being near Mount Dora's downtown, where you can easily make an afternoon out of shopping, eating and walking along the lakefront?

Or does Tavares fit you better, with its waterfront, marina, Wooton Park and downtown restaurants all centered around the Lake Dora shoreline?

🏡 What do you picture coming home to?

This is where I'd stop comparing towns and start comparing actual homes.

In both areas, your choices can change considerably depending on how close you want to be to downtown. You may decide you'd rather have an older home with some character, a newer neighborhood, more yard, less yard, an HOA community or no HOA at all.

Sometimes the house you want makes the location decision for you.

⚖️ Which tradeoff feels worth it?

Maybe being close to Mount Dora's downtown matters enough that you'll compromise on the house or lot.

Maybe you love Mount Dora but discover that the home that checks more of your boxes is five or ten minutes away in Tavares.

And that's why I usually tell buyers relocating to Lake County not to choose the town first and then try to make the house fit.

Let's look at both and figure out which combination of home + location + everyday lifestyle feels right for you. ❤️

Football season in Central Florida means one thing is about to become very obvious...

who everybody is rooting for. 🏈

Around here, you'll find plenty of Florida Gators and Florida State Seminoles fans, Bucs fans heading into Tampa, Dolphins fans cheering from a little farther south, Jags fans to the north...and then there are all of us Florida transplants who brought our team loyalties right along with us!

But no matter which team gets your vote, everyone seems to have a very specific way they like to watch the game.

Some people need the sound ON and a perfect view of the screen. Some are honestly there for the wings. 😂 Others want a lively crowd, a place the whole crew can enjoy, or a patio where they can catch the score without spending a beautiful Florida afternoon inside.

I love when a goal has an actual date attached to it instead of just floating around as “someday.” 🗓️

So go ahead — pick a Friday night three months from now and put “Pizza & movie night in our new home” on the calendar.

Now we have something to work toward.

Because buying a home doesn’t start with scrolling through listings or spending every weekend touring houses. It starts with figuring out where you are today, what needs to happen next, and putting a realistic plan in place to get you there.

Maybe three months is doable. Maybe you need a little more time. Either way, I’d rather help you figure that out before you fall in love with a house.

The highest offer isn’t always the best offer. And I refuse to advise a seller based on purchase price alone.

When an offer comes in, I use a Terms Sheet to break down what the seller is actually being offered — because there’s a lot more to a contract than that number at the top.

We look at things like:

🏡 Purchase price
💰 Financing and down payment
📋 Inspection and other contingencies
💵 Seller concessions and credits
📅 Closing timeline
🔑 And most importantly, the seller’s estimated **walk-away money**

Because a pretty purchase price can look very different once you account for everything the seller is agreeing to pay, contribute or take on.

And sometimes, an offer with a slightly lower price can actually have stronger terms, or leave the seller with a better bottom line.

My job isn’t to decide which offer my seller should accept. My job is to lay out the numbers, explain the risks and benefits of each offer, and make sure they know exactly what they’re agreeing to before they make that decision.

Because **price gets your attention. Terms tell the whole story.**

Apparently Central Florida did NOT get the memo that September means fall. 😂🍂

So while we wait for temperatures that actually feel like fall, I’ve decided we can at least start with the FLAVORS of fall. 🎃☕️

This weekend I made my first stop at Bear’s Beans & Bagels in Umatilla and tried a freshly toasted pumpkin bagel with cinnamon butter.

Y’all. So good. 🤎

I paired it with their Mac Attack Latte — white chocolate + macadamia nut — and I think I may have found a new favorite coffee order, too.

And THEN I found out they recently opened a second location in Mount Dora! So now those of us a little farther south have one even closer. 🙌

If September in Florida is going to keep feeling like July, I’ll just be over here enjoying pumpkin bagels and pretending. 😂

A little real estate, a little church, a stop at the flea market, something good to eat, and time with my favorite person.

Nothing particularly extraordinary — just a pretty good reminder of how much I enjoy the everyday life we get to have here. ❤️
