Median Sales Price Continues to Rise

According to New Jersey Realtors® February housing market data reports, the total market median sales price is $410,000 year-to-date, an increase of 2.5% over last year. The single family median sales price was also on the rise in February, with the year-to-date median sales price reaching $449,000.

While prices are high, buyers are beginning to bid under asking, with the percentage of list price received decreasing 1.8% year-to-date to 99.2%.

This coyote is not spending time at the ACME to get dynamite to blow up the Road Runner! Nope, that's a coyote in our North Cape May neighborhood. It's a big problem, they are nesting in the dunes and hunting in packs in the neighborhood. Stealing small dogs and cats. We are told the Division of Fish, Game and Wildlife won't address the matter, so to not upset the environmental balance. It's Crazy!

Federal Reserve Chairman Jerome Powell hiked interest rates a modest .25% today signaling inflation is slowing down. What that means for us is a HOT Real Estate market that should continue at or near its current pace with consumer confidence creating a strong demand for the consistently low inventory.

Housing prices ARE NOT going down, and interest rates SHOULD REMAIN STEADY! If inventory remains at its current level, we are staring at another spring market with very few homes to purchase and rising prices. GET AHEAD OF THE GAME!
