Yummy. This crawlspace has every flavor of fungal growth and the worst lip stick on a pig repairs I have seen in awhile. Contractor installed an unsupported 2x6 along the bottom of a girder to “repair” it but it resulted in adding more weight to the rotten girder and “hiding” the damage.

Hey everyone, time for our weekly “Lowest Bid Highlight”! This time, it’s all about getting what you pay for. 🤷‍♂️

We all love saving money, but many times the cheapest contractor isn’t the best decision for your wallet in the long run. Opting for the most qualified, yet slightly pricier bid could save a lot of headaches. 💸

Imagine installing a sump pump (that wasn’t even needed) only to find it turns your basement into a water fountain! 🌊 That’s exactly what happens when you go too low on the bid. Sure, you might save a few bucks upfront, but then you end up replacing the entire system when it backfires.

Moral of the story? Sometimes, the “cheapest” option can end up being the most expensive. Choose wisely! 🔍

PSA - Please make sure to get second opinions and quotes on work that needs to be completed on a residential home. I had a client today that had a basement foundation wall that is leaking into her home and the water is also impacting her adjoining neighbor.

A foundation company installed an expensive sump pump in the middle of the neighbors basement floor and said this will mitigate the water intrusion from his foundation. His foundation was not leaking, his home was being flooded by an internal wall between the units as seen in the 1st video in the comments. This work solved nothing and was a significant wasted expense.

My client was told she needed a similar sump pump and it would mitigate her issues (note I didn’t say solve the issue). I arrived for a second opinion forensic structural inspection and found a hole in the basement wall that was the source of all the moisture and mold in both units. Video 2 in the comments shows the quantity of water penetrating into her home.

The cost of actually identifying and actually repairing the problem will be about 20% of the “mitigation” solutions. Please get second opinions for any work you are completing!

Structural evaluation of the day! This homeowner had a hell of a joke to share to help get through his stress! PUBLIC SERVICE ANNOUNCEMENT! Please always use a realtor when buying or building a home!

Many of my new construction clients who are building a home without a realtor in their corner get taken advantage of. I had a last minute inspection this evening for a client flying solo who’s brother pushed her to get an inspection even though the builder had convinced her that she didn’t need a third party inspection because “the county approved everything”. Drywall was scheduled to start 8 am Monday morning.

People don’t realize that municipal inspectors in larger cities have up to 70 homes to visit per day. They cannot spend 3-4 hours at a home like we do.

Within 15 minutes of starting my inspection, I found that none of the interior load bearing walls were bolted to the foundation, 7 engineered trusses in a row were saw cut and rebuilt by the builder like Tetris (major structural mistake), and one truss that wasn’t even installed and sitting in a hidden nook of the attic! 🤯🤯🤯

Please get an inspection with every real estate transaction and please work with realtors as they can be the voice of reason for you! Many buyers are too emotional in the process and make mistakes without this voice of reason!

This was the most intense and physically demanding structural engineering evaluation I have completed to date! Completing projects of this scope help sharpen the skills I use to provide my home and commercial inspection clients with the best inspection possible at all stages of construction, pre-listing inspections, pre-purchase inspections, and even maintenance inspections. It also provides me with new training material to pass down the knowledge and experience to my home inspection team!
