The hardest conversation I have in this job isn't closing day. It's pricing day.
I had a seller recently who wanted to list higher than the data supported. I get it. It's their home and the number feels personal. But my job isn't to agree with you. It's to tell you the truth about what the market is actually doing, even when it's not the number we were both hoping for.
So I do the work. I go back through the recent sales, line by line, and show you the real story the numbers are telling. Not a guess. Not what the house down the street is asking. What the homes are actually selling for, right now.
Here is what I've learned: chasing the market with price drops almost never wins. Every drop is public information buyers see. The moment buyers sense hesitation, the leverage shifts to them. Price it right on day one and the home does the work for you.
If you want an agent who'll just tell you yes, I'm probably not your person. If you want someone who'll have the honest conversation early, so you don't pay later, that is what I am here for.
