Are you stressed about an inspection?
There is nothing to worry about. Hear me out. First thing to note is we hire an inspector to find problems. If they don't, you might be upset and feel like you wasted money. Not all problems are major. Sometimes, they are pretty minor. It is their job to check all major functions of a home. The plumbing, HVAC, electrical, roof, check for moisture or organic/fungal growth, attic and structural integrity are all parts of their report. They are not looking for cosmetic issues.
Sellers can do an inspection ahead of listing. Sometimes this makes sense. A lot of buyers do inspections before purchasing the house.
Once the inspection is completed and you receive the information you have choices. 1. Negotiate repairs. 2. Negotiate money 3. Negotiate a combination 4. Worst case, walk away from the home. The forth option is not ideal, but happens on occasion.
The best solution is for buyers and sellers to come to an agreement that makes sense to everyone involved.
