Is your irrigation system on its own meter? If not, you could be spending hundreds on dollars on your water bill unnecessarily.

The water in your house goes through the sewer. It takes care of the waste.

The irrigation system never goes through your sewer. If it isn't on its own meter you will pay for sewer on water that never goes through the sewer.

If you are building a new home, check with the builder. There is a way to still get it done. If you are installing your own irrigation system yourself or through a 3rd party the City of Lebanon will help you get the meter. There is an additional cost for the meter; however, it will save you in the long run.

This is why I love this town!

Some days I get to help celebrate the opening of a new business. The latest ribbon cutting was for the new cigar lounge . I am not a smoker, but they have done an amazing job on the inside. I really liked the floor.

Next up was the Lights On East Main celebration. East Main hasn't had street lights. The City was able to make it happen. A few of the businesses on East Main were open.



There is never a shortage on events happening on the Square. It is always fun to see the community supporting each other.

The hardest conversation I have in this job isn't closing day. It's pricing day.

I had a seller recently who wanted to list higher than the data supported. I get it. It's their home and the number feels personal. But my job isn't to agree with you. It's to tell you the truth about what the market is actually doing, even when it's not the number we were both hoping for.

So I do the work. I go back through the recent sales, line by line, and show you the real story the numbers are telling. Not a guess. Not what the house down the street is asking. What the homes are actually selling for, right now.

Here is what I've learned: chasing the market with price drops almost never wins. Every drop is public information buyers see. The moment buyers sense hesitation, the leverage shifts to them. Price it right on day one and the home does the work for you.

If you want an agent who'll just tell you yes, I'm probably not your person. If you want someone who'll have the honest conversation early, so you don't pay later, that is what I am here for.

Are you stressed about an inspection?

There is nothing to worry about. Hear me out. First thing to note is we hire an inspector to find problems. If they don't, you might be upset and feel like you wasted money. Not all problems are major. Sometimes, they are pretty minor. It is their job to check all major functions of a home. The plumbing, HVAC, electrical, roof, check for moisture or organic/fungal growth, attic and structural integrity are all parts of their report. They are not looking for cosmetic issues.

Sellers can do an inspection ahead of listing. Sometimes this makes sense. A lot of buyers do inspections before purchasing the house.

Once the inspection is completed and you receive the information you have choices. 1. Negotiate repairs. 2. Negotiate money 3. Negotiate a combination 4. Worst case, walk away from the home. The forth option is not ideal, but happens on occasion.

The best solution is for buyers and sellers to come to an agreement that makes sense to everyone involved.

Keep this handy for the next time you decide you want to buy or sell a home. You always have options.

This week was a good reminder why I love what I do.

Time with clients, connecting with military friends, preparing a home for the market, working with my photographer, and continuing to learn and grow.

No two weeks ever look the same. Honestly, that is one of my favorite parts.

Real estate is more than buying and selling homes. It's walking alongside people during some pretty big life moments.

I am grateful for the trust, the conversations, and the relationships along the way.

How to WIN your offer!

I received an offer on a listing of mine. In the offer the buyer, who was a veteran, asked for 100% financing (Veterans can do this). They offered full listing price with the following requests: agent compensation and all of their closing cost to be paid by the seller.

NOT a bad offer. We see this all the time.

The key here is knowing all the facts. As an agent, It is my job to know the needs of my buyer before making an offer. What type of loan will be used? Will they be offering earnest money? Do they need money to close? How much money to close? I completely understand that this buyer doesn't have to pay anything at closing or offer earnest money. Veterans earned that right.

This particular home was only 4 years old. Depending upon how the seller purchased the home there might not be tons of equity. If a buyer wants all expenses covered to purchase a home, sometimes you have to look at older homes or be ready/willing to possibly add money.

In this situation we attempted to negotiate, but the numbers didn't make since for the sellers. The buyers ultimately walked.

And that is where preparation matters.

VA buyers have incredible benefits and they have earned them. Asking for everything without understanding the seller's equity position can be a disadvantage.

Sometimes we adjust price.
Sometimes we adjust expectations.
Sometimes we shift to a completely different home.

My job isn't just to write an offer. It's to protect you from writing one that doesn't stand a chance.

That's how we WIN long-term.
