SOLD SOLD SOLD!! This is one of those transactions where you try to turn chicken ish into chicken salad. This deal involved a hard-money foreclosure. By the time my client regained possession of the house, it had already been gutted—work that wasn’t even necessary. There was no easy route to take. I was unable to sell it at the value we needed given its condition, so my client had no choice but to go all out and hope for the best.
This guy doesn’t do anything half-ass. Most people would have done a quick lipstick flip and thrown it on the market. Instead, he vaulted the ceilings and completely reconfigured the floor plan, turning a small four-bedroom house into a fantastic three-bedroom with a huge primary suite.
We’re in a market where just because a home doesn’t sell immediately doesn’t mean you won’t achieve your target price. Stay consistent with your advertising and don’t veer off course. While it took a little longer than he wanted, I believe my client got top dollar for this house. The new owners are over the moon, and we’re happy to move on to new projects.
