The biggest myth in new construction real estate? “Skipping an agent saves you money.”

Many buyers think that if they walk into a model home alone, the builder will slash the purchase price by the commission amount. But that is almost never how it works. The price of the home stays exactly the same, and the builder simply pockets that unrepresented percentage
as extra profit.

The reality is that 88% of all home buyers hire their own agent, and unrepresented transactions have dropped to a historic low of just 5%.

Here is what you are actually up against when you buy a new build completely unrepresented:

Fiduciary Reality: The friendly sales rep in the model home is legally obligated to get the builder the best deal, not you.

Contract Confusion: 40% of unrepresented people admit they didn’t fully understand the complex legal paperwork they signed.

Missed Deadlines: In Tennessee, standard contract deadlines end strictly at 11:59 PM. Missing a single timeline can cause an automatic breach of contract and the total loss of your earnest money deposit.

Waived Protections: Builder contracts are highly insulated and frequently force buyers to waive specific implied workmanship, merchantability, and habitability warranties guaranteed by state statutes and case law.

How much would you sacrifice to own a home right now?

A new housing report from Clever Real Estate just revealed a huge shift in psychology: 76% of future home buyers admit they would willingly overlook major red flags like mold, electrical problems, and a failing foundation just to get a property under contract.

With intense market and budget pressure, traditional dealbreakers are flying right out the window. Look at what buyers are willing to tolerate if a home otherwise fits their criteria:

* Plumbing & Pests: 57% would buy anyway.
* Electrical Issues: 54% would move forward.
* Mold & Water Damage: 49% say it's not a dealbreaker.
* Structural Issues: 45% would take on a failing roof or foundation.
* Location Risks: 56% would buy in a flood zone, and 50% would overlook high neighborhood crime.

(Interestingly, Gen Z is nearly twice as likely as Baby Boomers to take on a home with toxic mold or structural damage!)

Surprisingly, only 12% of buyers say they would walk away from a sale immediately after discovering a major flaw. The rest would rather try to negotiate a lower price or get a seller repair credit.
