Okay Middle Tennessee… let’s talk about the Zillow + Realtracs drama that every Realtor on the internet suddenly became an expert on this week.
Here’s what buyers and sellers ACTUALLY need to know:
Realtracs is our local MLS here in Middle Tennessee.
It’s the system Realtors use to upload homes for sale.
Websites like Zillow, Realtor.com, and other home search apps receive listing data from MLS systems and brokerages so buyers can search for homes online.
Now here’s where the industry drama starts 👀
For years, listing data was syndicated out very broadly and pretty automatically.
But now brokerages and MLS systems across the country are starting to ask bigger questions like:
• Who actually owns the listing data?
• Who profits from the listing data?
• And who gets to decide where a seller’s home is marketed online?
That’s the real conversation happening right now.
NOT:
“Zillow is disappearing.”
NOT:
“Homes are leaving the internet.”
And definitely not:
“Real estate is ending tomorrow”
What most consumers don’t realize is Zillow is NOT the housing market.
It’s one portal receiving listing information.
The MLS and brokerages are the actual source of the data.
And sellers can work with their brokerage to determine the level of exposure they want for their home, whether that’s maximum online exposure everywhere possible or a more controlled/private marketing strategy.
Now could some brokerages decide not to syndicate to certain portals? Yes… but that SHOULD be up to the seller!
But buyers will still be able to find homes through:
• Realtors
• brokerage websites
• MLS searches
• social media
• other approved platforms
• and local market networks
The biggest thing I want consumers to understand is this:
The headlines are national.
Real estate is local.
And what’s happening online nationally may not reflect what’s actually happening here in Nashville, Mt. Juliet, Franklin, Murfreesboro, Hendersonville, Lebanon, Clarksville, or the rest of Middle Tennessee.
That’s why the best thing you can do as a buyer or seller is work with a LOCAL professional who actually studies your market daily instead of relying on internet drama and clickbait headlines.
