There’s been a lot of noise around property values and taxes lately… so I wanted to take a minute to slow it down and explain what’s actually happening.

Yes — many home values in Wilson County have gone up.
But that’s just one piece of the equation.

In Tennessee, residential property is taxed at an assessment rate of 25% — meaning you’re not taxed on your full home value.

And after a reappraisal, the county is required to adjust the certified tax rate with the goal of being revenue neutral — bringing in about the same total tax dollars as before (unless local leaders choose to increase it).

So while higher values can feel alarming at first glance…
👉 higher value + lower tax rate does not automatically mean higher taxes.

That said — your individual tax bill can still change depending on how your property compares to others, and what decisions are made during upcoming budget meetings.

If you want more detailed information, or if you feel like something is off with your property, you can visit wilsoncountytn.gov — that’s also where you can find steps to review or challenge your assessment.

If you have questions about how this affects you, your home, or even buying in this area, feel free to reach out — always happy to help break it down.

Enjoyed a beautiful Saturday here in Mt. Juliet with just my oldest daughter while Mom and little sister were off celebrating a birthday. ☀️

We’re definitely in yard sale season — and while I promise that’s not how we spend all our time, it’s actually one of my favorite ways to explore different neighborhoods and see the community show up this time of year.

After that, we made our way over to the first Mt. Juliet Farmers Market of the season put on by . We picked out some sourdough from a local vendor — and honestly, it was hard not to grab one of everything.

Speaking of sourdough, I also had a chance to drop off some bread to a past client who recently relocated here. I always think it’s a great way for people to connect with something local right away and start to feel at home.

We grabbed lunch at Cory’s Doghouse (and yes — you have to try the fried cinnamon roll 😅), then wrapped up the afternoon where we met back up with the birthday crew.

This is the kind of day I try to show families when they’re thinking about moving here — it’s not just about the house, it’s about the life you get to live once you’re here.

If you’re curious about Mt. Juliet or thinking about making a move, comment INFO and I’ll send you my relocation guide.

When I work with relocation buyers, one of my favorite things to talk through is the option of new construction.

Not only are there some great new developments happening in this area, but in many cases it can be one of the easiest transitions — especially when you’re moving from hundreds of miles away.

I recently had the chance to connect with and walk through what’s coming at Tillman Place, a new community off Central Pike between Pleasant Grove Road and Springdale Elementary.

If you’re curious about Phase One, what the timeline looks like, and what kind of incentives may be offered, I’d be happy to share more.

Just comment INFO below or send me a DM and I’ll reach out.
