📈 Homeowners Are Seeing Record Gains — But There’s a Catch
Over the past five years, home prices have surged, pushing homeowner wealth to new highs. 🏡 Maine leads with an 80% jump, while Vermont, New Hampshire, Montana, Rhode Island, Connecticut, New Jersey, Tennessee, and the Carolinas have all seen gains over 70%.
But these gains have created a growing “lock‑in effect.”
🔒 What’s happening?
Around 13 million homeowners have exceeded the federal capital gains exclusion ($250K single / $500K married). Selling could trigger a significant tax bill — so many are choosing not to sell. This limits inventory and makes it harder for people to right‑size into their next home.
🏛️ What’s being done?
NAR’s Advocacy team is urging policymakers to double the capital gains exemption, aligning it with today’s home values and inflation. Updating the limits could ease mobility and open up much‑needed housing inventory.
💡 A simple truth:
An unsold home brings in no capital‑gains tax revenue.
A sold home — even with higher exemptions — fuels economic activity and boosts overall tax revenue.
