I had no idea there was a rookery at Waterfront Park in downtown Charleston.

Of course, if you look at the ground you can see it’s a high traffic area for the birds.💩

It’s amazing to see all the nests and birds in the trees— just don’t stand in the same spot for too long.😳

Mount Pleasant isn’t one market — it’s two.

The IOP Connector splits it in half. South median: $930K. North: $770K. A $160K gap that’s held for a year.

The twist: the cheaper side is less negotiable. North holds at 98.1% of list. South moves to 96.7%.

And about “Mount Plastic”? That’s projection. Plastic doesn’t sell at 98.1%.

This is one neighborhood. There are 29 more.

The Charleston Insider’s Guide decodes all of them — plus 90 local picks. The restaurants, cafés, and shops locals actually go to. Not the tourism-board list.

62% of Charleston sellers took the first pricing opinion they heard. Last year that “free advice” cost them $468M.

Pricing isn’t a sales pitch — but agents are trained to make it one.

We pulled Charledton data on 7,286 homes.

The numbers are not subtle;
* 71.6% sold below original list (countywide)
* 2.7% on Sullivans / IOP — median gap $174,950
* 22% never sold at all

If your agent can’t answer 3 questions, they’re selling — not analyzing. Save this if you’re thinking about listing, or send it to someone who is.

“I never had to wonder where we stood.”

The market was uncertain. Our client was overseas. The house still needed to sell.

We handled it.

That’s the standard. Every client. Every time.

Buyers scheduled nearly 20,000 showings in Charleston last month.

In February. The “slow season” just isn’t what it used to be — and depending on where you live, that’s either really good news or a wake-up call.

Swipe through to see which neighborhoods are on fire, which price ranges are surging, and what the data actually means if you’re thinking about making a move this spring.

SEWE is happening in Charleston this weekend. If you've never been, it's worth a visit. We stopped by The Birds of Prey demo this morning and it did not disappoint. We also love the dock diving at Brittlebank Park. Fri-Sun...don't miss it!

Charleston showed up in 2025 — and I just kept the receipts.

CHS Happenings grew from 844 subscribers to 9,500 this year. Not because of hacks or gimmicks, but because people care about what’s happening here — restaurants opening, neighborhoods changing, local stories worth slowing down for.

The growth is cool.
The conversations are cooler.

Thanks for reading, sharing, replying, and occasionally arguing (respectfully 😄).

2026’s going to be fun.

“Rent triples” is a powerful headline. It also fills in a lot of blanks for readers before they ever reach paragraph two.

I’ve seen this reaction play out dozens of times — the assumption that every landlord is acting out of greed.

The fear tenants are feeling is real. The story behind it deserves more than reflex outrage.

And why outrage fills the gaps

Charleston’s newest media magnate just did a podcast.

Okay, that “media magnate” might be pushing it. But I did talk with TJ Larkin of Local Newsletter Insider about how CHS Happenings went from “just a side project” to this wild, growing thing that keeps thousands of Charleston locals in the know every week.

We got into all of it — my start in commercial real estate (leasing retail spaces, storefronts, and mixed-use projects), how that turned into writing about everything happening around those spaces… and how I’ve been building CHS Happenings as a way to help people actually connect with Charleston.

Cool events. Live music. New restaurants. Local shops. Projects that’ll reshape the city.

All told in a way that’s not vanilla, not corporate, and definitely not AI-written fluff.

It’s been a ton of learning, pivoting, and listening — and I’m just getting started.
