The world of technology is always growing and changing and with that growth and change comes new ideas and improvements. One improvement, that has made its way into the real estate space, is 3D home tours. 3D tours have been extremely useful in helping potential buyers narrow down which houses they might like to purchase. However, they should never fully replace a standard walk-through. There are many bits of information that these tours can’t provide. Such as, how the house smells or how loud the highway noise is. The house is quiet, the air is still, and no one has moved in yet. Perfect time for cleaning! Chances are, the previous homeowner did not have the home deep cleaned before moving out. This is the best opportunity to have the floors mopped, the toilets cleaned, the shower scrubbed, the sink disinfected, and the lightbulbs changed. Where your home is located can have a big impact on its value as well as your comfort while living there. Some helpful things to know before moving into an area are the value of neighboring houses, the distance from the nearest schools and school zones, and the local crime rate. That is why it is important to have the owner, of any real estate you are interested in, provide you with a full written disclosure regarding any repairs, remodels, and previous damages such as leaks, termites, and fires. Another great practice is to contact the city or county the home resides in and request the property’s permit history, zoning, HOA restrictions and payments, and anything else available. You’ve heard it said, “Location, Location, Location!” Here’s a helpful tip, to make sure you find the right location: Scout the area. Visit the property often and at different times of the day. Go for a walk around the neighborhood or chat with some of the neighbors. Get their opinion on the house and ask how they like living in the region. The last thing you want to do is fall in love with the house only to hate the location!
