**My First Listing: A Nassau Street Success**
When I began my real estate journey in Charleston, I knew my heart belonged to downtown, and I was determined to be known as an agent who sells in Downtown Charleston. After months of prospecting, my very first listing was a townhouse at 441 N Nassau St, which I stumbled upon by calling an owner who had struggled to sell with other agents.
I introduced myself and said, "I’m new, but I work with the best team in Charleston, and I will work my ass off for you. Can we set a time for you, me, and a top agent in my company to sit down?" The owner responded positively but mentioned he was in California. He had bought the townhouse to live in and rent out the other two bedrooms, but now, with the pandemic, he had rented out his own room because he was deployed to California. He admitted he wasn’t cut out to be a landlord and needed the cash.
It was a risky time to list a property. The pandemic had created uncertainty in the real estate market, and the idea of listing something to cash out was daunting. Despite this, we went ahead and listed the property. It stayed on the market for 45 days, during which I worked tirelessly to sell it. I kept using my credit card to buy gift cards for the tenants to get them out of the house during open houses.
One day, another agent from my brokerage called and said she had a buyer interested in a property like mine. She asked if we could get a contract signed that night. I said, "Send me an offer, and we’ll get it done within the hour." Sure enough, 30 days later, we closed!
This deal was a significant milestone for me. After months of relentless calls and hard work during the lockdown, I finally closed my first transaction in Charleston.
Little did I know at the time that properties like this would become a larger theme for me! I look back on those days with fondness but also remember the long hours and tons of work with seemingly no results.
But Nassau St was my first proof of concept, and I’m incredibly grateful for the opportunity.
